Description
Under general supervision, this position plans and manages the direction, project completion, client satisfaction, and financial outcome of assigned construction projects.
Roles and Responsibilities:
* Inspect and verify suites prior to creating or editing construction documents
* Assist Leasing Agents and Property Managers in the maintenance and improvements of the buildings
* Oversee and supervise outside vendors and contractors
* Compile information for estimating capital and tenant improvements
* Prepare construction documents and schedule for use with tenant improvements
* Prepare construction documents for use in obtaining building permits
* Prepare and distribute drawings and specifications for the purpose of obtaining bid proposals
* Create work orders, estimates and construction timeline schedules for vendors and contractors
* Assist in preparing monthly budgets and capital budgets for new acquisitions
* Assist Director of Construction in decision making and information gathering regarding construction procedures and requirements
* All other duties as assigned
Qualifications
Qualifications
Experience, Knowledge and Education:
* Knowledge of architectural drawing programs
* Knowledgeable in local, state, and federal laws that pertain to office/retail building management and tenant rights.
* Demonstrated strong work ethic and exhibit initiative to work independently
* Demonstrated high level of organizational skills paying close attention to detail
* Demonstrates multi-tasking and time management skills
* Awareness of safety, risk management and preventative maintenance procedures.
* Project planning ability within a budget and required time frame
* Intermediate skills in Microsoft Office (Word, Excel, PowerPoint, Publisher)
* Advanced customer service skills to diplomatically communicate with customers
* Ability to multi-task, prioritize and work efficiently; excellent attention to detail
* Ability to listen, communicate (written and verbal), excellent grammar, spelling and proof reading skills and follow-up effectively with all staffing levels and clients/customers
* Ability to work independently, self-starter, energetic
* Ability to demonstrate good common sense and sound judgment
* Ability to perform at high levels in a fast paced ever-changing work environment
* Ability to anticipate work needs and follow through with minimum direction
