Construction ManagerThe Construction Manager will provide design and construction management support for projects up to $2.5M from start to finish. Projects could be a wide variety of work including facility upgrades, renovations, etc. Examples of projects include HVAC upgrades, fire alarm upgrades, small interior renovations, etc. Work will primarily be in an office environment, however, work will also be on a variety of construction sites both interior and exterior.Duties include:
- Coordinate with customers to establish requirements;
- Support the development of the Program of Requirements (POR);
- Conduct design reviews;
- Review the Design Intent Drawings (DiDs) for scope accuracy;
- Review the Construction Drawings (CDs) for scope, technical accuracy, constructability and bid ability;
- Perform value engineering reviews;
- Participate in weekly progress meeting;
- Prepare meeting agendas and meeting minutes;
- Review project submittals;
- Prepare government cost estimates;
- Prepare written scopes of work;
- Prepare and update the project schedule;
- Set up and maintain job files;
- Prepare and update the project budget;
- Review cost proposals and change orders;
- Perform substantial completion inspection;
- Provide technical review support;
- Respond to Requests for Information (RFI's);
- Maintain logs of all construction documents.
Job Requirements
Minimum Qualifications- Associates or Bachelor's degree in engineering or architecture preferred, or commensurate experience.
- 5+ years' experience in architecture, engineering, or construction.
- Team-player, proactive, self-starter attitude.
- Interest and ability to resolve a wide range of challenges.
- Ability to read drawings.
- Communicate professionally and efficiently verbally and in writing.
- Develop weekly reports and progress reports, both internally and to the client.
- Physical ability to climb ladders and navigate construction sites unaided.
- Federal experience preferred, particularly with GSA.
- Independent and autonomous work style with limited management input.
- Strong attention to detail.
- Understand and develop construction schedules.
- Knowledge and experience using Microsoft Project.
- Understand and develop detailed Scopes of Work for design and construction projects.
- Experience with Kahua software
- For Factor 1 (Resume of PM), the following may be considered favorably: 1) Prior experience (more years of experience will be considered more favorably) on projects of similar size and scope (approx. $5M, full spectrum of skilled trades, furniture installation, leased space), 2) Prior experience with the federal government, GSA, and GSA Region 3 (in ascending order of favorability), 3) Prior experience with DHS as a customer, and 4) Experience with Law Enforcement space construction, specialty wall construction, and security systems, etc.
