Job Type Full-time Description This is a full-time, direct placement role at GHA Companies. GHA Companies is looking for a Construction Manager that has a minimum 15 years' experience in the home building construction industry with 7 of the years' having experience of new home building construction industry / and must timely establish a clear understanding of the assigned home project, and the project strategic plan, must timely establish a clear understanding of the product, including the specifications, level and goals for single family new home development including high specifications, front and rear landscape, pools, spas and BBQ's, not limited to maintaining a high level of communication and understanding of the projects with subcontractors, building officials, cities, utility providers, sales staff, and GHA management team. Fiscally responsible and being budgets conscience, sub, vendor, professional scopes of work for required trades, and must be disciplined and maintain build out schedules. SME is a Professional and should Always conduct himself professionally, shall agree and provide proper time and management consistent with the following job descriptions and duties. 1. Timely establish a clear understanding of what you are building at your project, the type of construction, all construction plans including the architecture, structural, MEP, T-24, solar, sprinkler, truss plans, fire, landscape architecture plans, the plan standards and options of the project, all civil engineering precise grading plans as approved by the city of Cathedral City CA not limited to soft and hardscape, for the project and for each individual home you are building. Understand all the floor plan and elevation types, of ever plan type of home in your project. Understand the proper maintaining of a Model Home Sales Complex, design center, AND ultimately the delivery and Home Orientation Walk with each new home buyer in your home project according to your schedule date 2. Jointly manage and establish solid working relationships with the subcontractors, company owners, professional service providers and project team associates for your project, including interfacing with GHA corporate office management team, GHA Sales Team for your project, company associates including labor staff and GHA Option Coordinator city inspectors, and any other municipality, purveyor, or offices having jurisdiction over your assigned home project and to complete the project according to GHA Home Closing Schedule(s) 3. Maintain Home Delivery Schedules for each home being build, (initially provided by GHA VP Pat Schlicht) updating your schedule every week for every home being built, working with GHA VP Pat Schlicht. SME will manage all daily home building field operations of the project, including the scheduling and management of all third-party subcontractors, venders, material suppliers and GHA onsite personal (your assigned project labors) schedule out all persons that are directly part of building your home project-out successfully completing your tasks to meet all home delivery schedules, and completing all Punch List items within ten (10) days of the home closing always keeping your project in a good neat clean condition 4. SME will meet with Home Buyers, and conduct, pre-construction Frame Walks, and or additional home buyer inspections as homes are being build, and as scheduled with the Sales Team and current Home Buyer, according to pre-dated construction cut-off schedules that will be monitored and updated by SME, by phase and have clear understating of the final specs for every home under the SME management 5. SME shall assist with all proper permits, assure required permits are in order as required by the city of Cathedral City, CA, building, public works, and planning departments assuring all inspections for every home, pool, or scope of every home requiring inspection, by either the city of Cathedral City or third-party professionals such as Structural Engineers or Title-24 consults or inspectors. With the end goal of completing final inspections and receiving certificate of occupancy approval is achieved and awarded for every home build in your project or under your management 6. Manage and request all inspections for your project in a timely manner, forward thinking or as required of the project, FOR ALL CONTRACTED WORK / FOR, scopes, and trades, consistent with your home building schedule, and approved GHA trade partner 7. Field Construction Manager will not allow any CHANGE ORDER WORK, EXTRA WORK THAT WOULD INLCUDE MATERIAL AND LABOR OUT SIDE OF THE CONTRACTED WORK; as a result of work or materials required or that is provided to your project UNLESS you have received authorization or a PO from GHA VP Pat Schlicht or from the GHA corporate office, allowing in writing other than such work that is not already under a proper Contract with GHA 8. Work with Sales Staff, maintain all project schedules, and working with home buyer schedules through the Sales Staff. Maintain All Models Homes at your project. SME will forward think and share Schedules with all subcontractors, vendors, material suppliers and labor, and MUST forward think all lead time items to ensure SME stays on schedule and on budget utilizing weekends for catch-up. Forward thinking with a keen eye to Lead Times, and Subcontractor manpower is key to the Field Construction Managers responsibility in keeping the construction progress on schedule and in budget 9. SME; is part of the GHA family, and must work closely with GHA Corporate Staff, work closely with Sales Team and while being prepared attend project meetings every week (weekly construction meetings) 10. GHA offers its New Home Buyers three cut off stages to personalize their homes or purchase available project options and upgrades, you will manage the installation of all third party buyer options for your project, assuring all options are included in your schedule and do not cause any delays or interruption with your schedules as well as prudently knowing when to SAY NO to any unreasonable or late buyer requests, during construction meetings or while interacting with our Sales team, or Buyers, while consulting with GHA VP Pat Schlicht 11. SME will always assure and maintain a safe and clean environment at the project, maintain proper working conditions, clean rest areas, proper trash services, and be prepared for phase new home development practices / GHA will provide a project Labor to assist you throughout the build out of the project, and light equipment such as water trucks, bob cats light hand tools 12. Working with Sales Staff, manage schedules and confirm all home completion dates for each home delivery, all final home walk Home Orientation Dates for each home under construction. SME will manage all home buyers' orientations and demonstrate the home to the Buyer (buyer walkthrough) completing a three-part Orientation Walk Through List (Initial Home Punch List) 13. SME is Expected to deliver completed homes in a clean and quality manner, assuring all scopes of work and service are 100% complete upon each home walk-through, not limited to timely completion of any Punch List Items 14. Jointly, provide punch-lists as needed at several stages of the construction activity to ensure any deficiencies are addressed. Our policy is No Good Work Over Bad . Quality is of the utmost importance in the construction our homes. It's the Field Construction Managers responsibility to ensure each subcontractor performs their scope of work not only on-time, but also with the highest quality possible 16. You will assist with providing a safe working environment and properly secure the Project and make all project homes secured as they are being built, supervise that all homes are locked up after every workday, and be vigilant of keeping homes clean especially on the weekends when Buyers visit the project Requirements
