Job DescriptionPOSITION OVERVIEW The Construction Manager plans, coordinates and oversees all activities associated with the overall Budgeting, Design, Permitting, Entitlements, Bidding, Buyout, Construction and Delivery of new and existing buildings in the Commercial Office, Industrial and Retail sectors. The role also works with internal and external clients and their consultants/agents on construction material options, processes, and phasing alternatives to help them achieve their budget goals. This position also performs miscellaneous pre-construction, construction management oversight, and leadership duties throughout projects to bring them to successful completion and close-out. RESPONSIBILITIES
- Develops budget, reviews invoice and pays app submissions and tracks and manages overall project financials.
- Communicates with the project owner to understand project requirements and provides regular updates on project progress and issues.
- Works effectively with the project team to resolve issues in a timely and professional manner.
- Develops and maintains project schedules from project inception through delivery and oversees consultants to assure projects milestones and quality standards are met.
- Reviews plans, specifications, requests for information, submittals, construction schedules, shop drawings, change orders and pay applications (QA/QC).
- Reviews and negotiates contracts as owner's representative.
- Monitors progress and delays of contractor's project schedule and provides regular update reports to the owner.
- Manages testing agents and review material test reports for deviations and tracks to resolution.
- Verifies contractors contract obligations including verification of correctly completed work and procuring required documentation.
- Assist in preparing proposals, budgets, workload projections and invoices, and collecting accounts receivable.
- Serves as a representative of the company and its clients at meetings, presentations, and public hearings relative to assigned projects.
- Develops trust and confidence by understanding and being attentive to the needs and expectations of the client and the entire project team.
- Anticipates the needs of the project and team in advance and communicates the expectations and requirements early to avoid as many urgent requests and emergencies as possible.
Qualifications
- Bachelor's Degree in Construction Management, Finance, Architecture, Engineering or related area preferred.
- Minimum 2-3 years related commercial construction experience.
- Organized problem solver with excellent communication and time management skills
- Relevant experience working on the design and/or construction of commercial office, industrial or similar projects.
- Ability to read construction drawings, visualize missing information and understand the parts, pieces, materials, means, and methods required to build a building.
- Proficient in math and the ability to manage budgets and create accurate cost estimates
- Knowledge of local, state and federal building codes and an understanding of standard permit submission procedures.
- Proficient in leading a team of consultants and contractors through the various phases of pricing and construction.
- Ability to interact in a professional manner with Owners, Brokers, Architects, Engineers, Contractors, Tenants, etc.
- Ability to effectively manage multiple projects or tasks at one time.
- Familiarity with AIA or similar contract agreements and terminology.
- Capable of identifying areas of risk and exposure when pricing a project.
- Willing to meet with clients and visit job sites for due-diligence, pricing, and project management purposes.
- You must be proficient with computers and possess knowledge of industry standard software programs including, but not limited to MS Excel, Outlook, Word, Project, Procore etc.
- Must be locally located and willing to spend ~40+ hours/ week in an office setting.
