Job Summary:
Blue Line Drywall is currently seeking a full-time Construction Operations Coordinator to join our growing team. The position will primarily focus on managing subcontractors to ensure timely, cost-effective, and high-quality project execution. The CM Coordinator will support Senior Estimators/preconstruction teams in reviewing project plans, requirements, and specifications. They will be responsible for analyzing take-offs, pricing, and bidding of construction projects while adhering to Blue Line's standards.
Key Responsibilities:
- Subcontractor Management: Organize, review, and evaluate subcontractor quotations to ensure they meet contract documents. Negotiate terms and issue documented purchase orders.
- Project Budgeting and Scheduling: Complete budgeting and scheduling for projects, track progress, identify potential risks, and ensure subcontractor compliance with timelines.
- Subcontractor Relations: Maintain strong relationships with subcontractors, addressing any issues that arise and ensuring clear communication.
- Project Tracking and Reporting: Develop and maintain project documentation within Procore, utilizing templates and reports to support project tracking and reporting.
- Monthly Billing: Perform Monthly AIA Billing for projects through Procore and other billing software.
- Change Order Management: Initiate and create change order requests based on project requirements and subcontractor input. Assess the cost impact of proposed changes with the estimating team.
- Purchase Orders: Generate purchase orders accurately and in a timely manner based on approved requisitions and procurement requests.
- Vendor Coordination: Collaborate with vendors to confirm order details, delivery schedules, and any special requirements.
- Subcontractor Insurance Tracking: Monitor and track subcontractor insurance certificates to ensure compliance with project requirements and company policies. Maintain up-to-date records and follow up on expirations or renewals.
- Subcontractor Compliance: Ensure subcontractors meet all legal and regulatory requirements, including insurance, licenses, and safety standards. Verify the ability to work and manage any necessary documentation.

Qualifications:
- Experience in construction estimating / construction management / project management.
- Bachelor's Degree in a related field preferred.
- Proficiency with MS Word, Excel, and estimating software (i.e. Planswift, OST).
- ERP systems / CRM is a plus.
