Job Details:
Position: Construction Project Executive
Location: Sun City, Florida (Greater Tampa Bay)
Onsite Requirements: 5 days per week
Travel Requirements: 30% (Site Visits: 20% local/driving, 10% out of state/flights)
Compensation Breakdown:
Base Salary: $125K - $140K
Bonus/Incentive Compensation: $25K - $28K (20% of Base Salary)
On Target Earnings: $150K - $170K
Deferred Compensation: 5% of Base Compensation, 5-year vesting period tied to achievement of EBTIDA targets.
PTO: 15 days
Holidays: 8 days (New Years Day, Good Friday, Memorial Day, 4th of July, Labor Day, Thanksgiving, Day after Thanksgiving, Christmas)

Our client works with in-house skilled labor and a network of vendors and subcontractors to deliver projects for its 5,000+ clients in the US and Caribbean, including leading clubs, municipalities, hotels/resorts, colleges/universities, and many other verticals. Position Overview The General Manager, Construction Operations will assume a “hands-on” role in leading the day-to-day management of our client's west coast (FL) team. The successful candidate will be based in the Tampa, FL area and lead/manage all aspects of the company's projects, from preliminary stage (client visits, scope development, estimating, pricing, proposals) to planning (scheduling, purchasing) to production (site visits to confirm quality, performance/execution & safety) to project close out (punch lists, budget vs. actual reports, client satisfaction surveys). As GM, Construction Operations you will be responsible for safely and profitably delivering high quality projects locally and outside Florida.
The GM, Construction Operations will lead a team of +/- 40 employees, including salespeople, estimators, purchasing agents, permitting specialists, project coordinators, project supervisors, skilled labor and construction accounting professionals. You will be responsible for sourcing, hiring, training, leading and retaining skilled labor for our client's project teams. You will have financial oversight of all projects and be focused on ensuring projects are scoped appropriately, budgeted accurately (materials, labor, equipment, subcontractors) and delivered profitably.

Day-to-Day Tasks and Responsibilities
- Lead a highly skilled and motivated team to daily success by profitably managing a specialty, niche contractor, including the following key areas of focus:
- Leadership & Management: Set strategic direction for the West Coast division, lead team by understanding the team's strengths and weaknesses, aligning skills/competencies with appropriate roles, set individual and team goals, hold team accountable to goals and celebrate/reward high performance and achievement.
- Potential Project Evaluation: Collaborate with Project Management Leader to Evaluate feasibility of profitably delivering potential projects in local and national markets, determine ideal self-perform/subcontract mix, identify and negotiate scope and pricing with potential project partners.
- Estimating & Proposal Review: Collaborate with Project Management Leader and Estimators to dive into cost estimates, identifying & adjust costs/items that don't look correct, add additional time or travel if appropriate and pricing projects appropriately to maximize profits.
- Site Visits: Review progress of in-progress jobs locally (2-3 hour drive from HQ) or nationally (via flight/hotel/car rental) by visiting job sites, interacting with construction personnel and clients.
- General Construction Management: Work with project management teams in the field and construction coordinators in the office to troubleshoot issues and problems that arise during normal course of business.
- Project Scheduling: Interface closely with Sales organization to determine which projects are likely to close in near future, assign verbally committed, signed and in-progress projects to project teams with appropriate skill sets, juggle/alter schedule to accommodate project delays, communicate schedules and changes to clients.
- Financial Management: Solid understanding of P&L statements, including revenue, gross profit margins, SG&A, capital expenses. Deep understanding of budget vs. actual statements at project level and drivers of gross profit, including project pricing, labor rates, labor timeframes, subcontractor rates, equipment rates, etc.
Required Skills/Experience
- Bachelor's degree in any major, provided candidate has a strong background in people leadership & construction management.
- 15+ years of experience managing projects that require a combination of in-house (i.e. W2) skilled labor, materials, equipment and subcontractors.
- 10+ years of experience in people/team leadership – understanding strengths and motivations, aligning skills/competencies with appropriate roles, setting base/stretch objectives, maintaining accountability and celebrating/rewarding achievements.
- Strong competency in sourcing, interviewing/vetting, training, developing, managing and retaining in-house (i.e. W2) skilled labor.
- Demonstrated experience in accurately scoping projects, estimating project costs (labor, materials, equipment, subcontractors) and pricing projects for profit.
- A solid understanding of construction project management – crew scheduling, managing/monitoring on-time performance to milestones, controlling costs, managing to budgets,
- Technical experience, competency and ability to problem solve/trouble shoot issues in one or more of the following skilled trades:
- Site work, laser-grading, concrete, paving, landscape irrigation, fencing
- Technical experience, competency and ability to interpret P&L statements and project Budget vs. Actual statements and to make changes to operations to improve both.
