Job Description
Provide technical guidance and leadership to project team members throughout all assigned project phases as the design and construction expert. The Construction Project Manager III is responsible for all project parameters, including scope, budget, schedule and quality as the project progresses from planning through occupancy.
Responsibilities:
* Act as a project customer service representative to clients affiliated with assigned projects and for the coordination of pre-construction and construction activities with the client.
* Ensure contract documents are developed in accordance with applicable codes, design standards, master plan requirements, and are in accordance with the approved program and project authorizations. Ensure project architect/engineer submits required design documents to appropriate authorities inside and outside of the A&M System for approval.
* Organize and support design and construction meetings required to ensure all project deliverables are met. Conduct design initiation meeting and pre-construction conference.
* Provide Quality Assurance by reviewing the work of project team members to ensure compliance with construction contract requirements and design standards throughout all phases of the project including but not limited to, daily or periodic inspections of site activities of contractor and third party consultants, interpretation of contract documents, approvals for payment, review of proposals for additional work or time, and verification of proper performance of all building systems and equipment.
* Manage the closeout process from substantial completion through training, furnishing, certification of systems, commissioning, and financial closeout of contracts.
* Prepare Requests for Qualifications and Requests for Proposals.
* Maintain and report project budget and schedule conditions. Submit all project cost information.
* Negotiate and prepare architectural/engineering, construction, and third party contracts.
* Prepare project materials for submission and/or approval.
* Provide mentorship and expertise.
* Travel is required as necessary to review projects, attend meetings, perform inspections, etc.
* Coordinate with manager when remote work is necessary.
* Performs other related duties as assigned.
Education and Experience:
* Bachelor's degree in construction science, architecture/engineering, or equivalent combination of education and experience.
* Five years of related experience.
Knowledge, Skills and Abilities:
* Knowledge of construction principles and practices.
* Ability to read and interpret contract documents. Ability to multitask and work cooperatively with others.
