POSITION PURPOSE: Responsible for commercial/multi-family/retail construction management of tenant improvements, and capital improvement projects. The Project Manager oversees construction efforts in assigned region and functional area and serves as a liaison between external tenants and internal colleagues with a specific focus on support of the Property Management, Leasing and Investment teams. ESSENTIAL FUNCTIONS:
- Management and oversight of assigned construction department and any third-party relationships.
- Execution & coordination of tenant improvement and capital improvement construction projects for all properties within assigned region or portfolio.
- Project Management - Manage multiple concurrent projects during all phases including lease negotiation, design development, contractor procurement, construction, delivery to Tenant and close-out.
- Lease Work Agreement Administration and Management - Monitor, manage and perform activities to comply with Lease obligations for Landlord and Tenant activities. Prepare and distribute correspondence and reports.
- Budget and Estimating - Prepare preliminary conceptual project budget estimate based on test fits and/or space plans. Update during design development, monitor actual costs versus budget and ensure periodic reconciliation reports are prepared and transmitted to Tenants.
- Scheduling - Develop and distribute master projects schedules. Update periodically.
- Consultant Procurement - Oversee pre-qualification and hiring of consultants and preparation of construction documents.
- Contractor Procurement - Prepare Requests for Proposals (RFP's) for General Contractor, review and evaluate bid proposals, make award recommendations and prepare contract for execution.
- Construction Documents/Plan review - Read and interpret construction drawings. Perform Landlord plan review for conformance with standards and requirements. Distribute plans internally to obtain review comments from Building Service and Property Management teams.
- Permits - Facilitate or directly acquire relevant permits with input or assistance from inspectors, municipal officials & 3rd party contractors as warranted.
- Construction Contract Administration and Management - Administer and manage the General Contractor's performance in accordance with the Owner-Contractor Agreement.
- Schedule and conduct project status meetings for procedures, progress and scheduling.
- Review requests for changes, assist in negotiating proposals for changes and submit recommendation to Tenant.
- Collaborate with Property Management to ensure coordination of construction activities such as outages, after-hours work, access to areas outside the immediate project site and testing requirements.
- Ensure smooth transition of projects from construction to operations.
- Collect and deliver all required project close-out submittals and documentation.
- Coordinate and schedule with Tenant, Property Management, and appropriate vendors the Contractor's final testing and start-up of utilities, operational systems and equipment, punch list inspections, and architectural inspections.
- Assist Architect in conducting inspections to determine whether the Contractor's work is substantially complete.
- Secure and transmit to Tenant and Property Management required warranties and similar submittals and ensure delivery of all keys, manuals, record drawings and maintenance stocks and all close-out documentation.
- Review, approve and process for payment all applications and invoices for all parties.
NON-ESSENTIAL FUNCTIONS:
- Travel to existing and proposed building sites required.
- Supervise all CIM support personnel to ensure timely and accurate performance of job responsibilities associated with project(s).
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)
- BS in related field
- Minimum of ten to fifteen years of relevant experience
- Strong working knowledge of MS Office and MS Project
KNOWLEDGE, SKILLS, AND ABILITIES:
- Microsoft Office (Word, Excel, Outlook, Access, PowerPoint).
- Working knowledge of Yardi applications
