COMPANY A leading construction firm that has grown in different parts of the US like Florida, North Carolina, TX, etc. Their expertise as a general contractor, construction manager, and design-build contractor spans almost every major industry throughout the Southeast, including the education, healthcare, hospitality, office, retail, multi-family residential, industrial, and religious building sectors. POSITION We are currently searching for an experienced Construction Manager to join the team in Atlanta. This position requires the individual to take a project management role in the execution of all aspects of an assigned project. The individual would have a strong understanding in all aspects of the project life cycle - planning, design, construction and closeout / turnover. This position will be responsible for working with the Development Team to budget, organize and manage the assigned project. KEY RESPONSIBILITIES
  • Oversee, lead, and direct a high-rise construction project from conception to completion.
  • Create and maintain development schedules and detailed budgets.
  • Negotiate and manage all design, construction and general contractor contracts to ensure compliance throughout the life cycle of the project.
  • Review, manage and coordinate all monthly bank draws and ensure compliance with financial and loan agreements including lien waiver review and compliance.
  • Review work progress on a weekly basis. Analyze current status, manage team members, and mitigate any project related risks.
  • Prepare internal and external reports pertaining to job status.
  • Plan ahead to prevent problems and resolve any emerging issues.
  • Ensure the implementation of quality construction standards and the use of proper construction techniques.
  • Coordinate the installation of furniture, fixtures, and equipment along with any other owner direct purchase contracts.
  • At project close, coordinate the transition over to operations and manage any warranty issues.
  • Other duties as assigned.
REQUIRED EXPERIENCE & EDUCATION
  • Bachelor's degree in construction management, architecture, or engineering.
  • Minimum 10 years' experience in construction management, in high-rise and/or healthcare construction.
  • Experience in urban, in-fill tight site construction with adjacent 24/7/365 ongoing operations. High-Rise experience is preferred.
  • Expert knowledge of building products, construction details, means & methods, and construction management processes.
  • Advanced knowledge of relevant Building codes, AHJ regulations and other licensing standards including but not limited to NFPA 101: Life Safety Code, Texas Health and Human Services (THHS), and other applicable building codes. Must be able to interpret and understand codes from states and jurisdiction outside of the state of Texas.
  • Must be able to communicate across a wide variety of project team members, operational staff, building tenants, external clients, and internal staff.
  • Intermediate to an advanced working knowledge of Excel and Microsoft Project.
  • Strong leadership, management, and organizational skills.
  • Must be able to work independently with minimum supervision and instruction, yet able to function as part of a team.
