Knickerbocker Group is seeking an experienced, hard-working individual to join our team as a full-time Construction Project Manager dedicated to managing our custom residential construction projects and the delivery and completion of our prefabricated homes. This individual will be responsible for the daily management, supervision, coordination, and successful completion of project tasks and ensuring that the project is completed on time, within budget, and according to KG standards. They will interact regularly with other project team members, subcontractors, vendors, and clients and will be responsible for ensuring that services are being delivered to the highest level and to the client's satisfaction.Primary Job Responsibilities Include:Preconstruction/Estimating:Assist with the following as needed:
- Participate in design team meetings to ensure that the construction project can be completed as designed and within budget.
- Evaluate the construction site for site logistics, permitting, inspection requirements, as well as any other situations that may need to be resolved prior to the start of construction.
- Review and communicate all drawings for potential design deficiencies, impractical constructability details, and establish potential value engineering options.
- Work with the design and construction teams to calculate material take offs and equipment needs. Produce project estimates, revenue projections, schedules, and budget reports required for the project.
- Prepare bid packages, issue bid packages to subcontractors and vendors, track the timely receipt of subcontractor & vendor proposals.
- Solicit, receive, evaluate, and negotiate vendor and subcontractor bids for your assigned projects.
- Assemble the appropriate construction team and draft owner contracts and subcontracts.
- Develop an estimated procurement schedule that will maximize efficiency and proper delivery.
- Develop and maintain ongoing relationships with vendors and subcontractors.
- Obtain local construction permits and ensure that subcontractors obtain the required permits.
Project Documentation, Coordination and Communication:
- Create, monitor, and maintain the project construction schedule.
- Prepare for, facilitate, and document project team and client meetings.
- Receive, prepare, and distribute information on all project changes in a timely manner.
- Communicate with subcontractors and vendors on quality and scheduling issues.
- Manage the process for preparation, distribution, and approval of submittals, RFIs, and construction documents.
- Collaborate with KG departments, vendors, and subcontractors in a professional and timely manner, assuring positive teamwork and proper public relations.
- Manage project punch list and close out process.
- Manage client relationships. Respond to client requests and questions in an accurate and timely manner.
Contract, Permitting, and Budget Management:
- Prepare and issue monthly requisitions for materials and subcontractors.
- Review design documents at all stages of the project for possible budget issues.
- Review and approve subcontractor and vendor invoices.
- Obtain and track signed lien waivers.
- Review and approve subcontractor and vendor invoices.
- Assist the Accounting Department in the preparation of the client billing and budget report breakdowns.
- Assure that payments from the Owner and to the Subcontractors are received.
- Visit job site(s) to evaluate progress, conditions, costs, exposures, claims, and recoveries.
- Schedule, coordinate, and obtain approval for shop drawings, samples, material lists, for materials from vendors and subcontractors. Work with Site Manager to ensure that materials and equipment are released for fabrication or manufacturing in time to meet the construction schedule.
Supervisory Duties and Responsibilities:
- Supervise and direct the work of the construction team to ensure that tasks are done properly and on time.
- Monitor performance of work to assure excellent quality control and make certain that work conforms with all plans, specifications, and KG standards. Identify and communicate any deficient work to the appropriate parties.
- Ensure safety codes and regulations and company policies and procedures are enforced by the project field lead.
- Act as the first point of contact for construction team problems and concerns related to their assigned projects.

Required education, experience, and technical knowledge:
- Bachelor's Degree in a construction management related field preferred.
- Minimum of 5 years of construction project management experience.
- Proficiency in Microsoft Word, Excel and Outlook required; experience with Microsoft Project, Procore, and Acumatica preferred.
- Strong understanding of construction process and competent in reading and interpreting construction drawings/ sketches/ shop drawings/ specifications/ product data.
- Valid driver's license.
- Construction safety training - OSHA 10 hour, preferred.
