Job Description:

We are seeking a results-driven Construction Site Superintendent to lead the development and construction efforts of our newest Fairfield Inn construction project in Central Park, Colorado. The Site Superintendent provides on-site technical supervision to subcontractors and manages the day-to-day operations of the hotel construction project. Typical duties include assisting in coordination of procurement, manages all materials needed to complete projects, reading blueprints, subcontractor coordination, scheduling, and quality control for construction projects. JOB DUTIES & RESPONSIBILITIES

  • Coordinates all Subcontractor work.
  • Completes required documentation accurately and in a timely manner.
  • Monitors work performance and ensures project plans and schedules are followed to execute project effectively and on budget.
  • Enforces implementation of the safety program and compliance of OSHA guidelines.
  • Responds to field staff questions regarding Superintendents, Contractors, materials, suppliers, etc.
  • Verifies Contractor insurance requirements are met prior to start of job.
  • Assists with resolving project related issues.
  • Identifies and resolves process problems.
  • Promotes and develops strong working relationships with site Superintendents.
  • Ensures all safety procedures are in place on each project.
  • Walk the job extensively to ensure quality control, safety standards and franchise requirements are met.
  • Manages project opening procedures with franchise and completes project close-out and punch process.
  • Makes shipping and storage arrangements if necessary.
  • Notifies Contractors and Project Managers of product deliveries.
  • Contacts and/or responds to accounting and procurement staff questions related to project coordination.
  • Continuously reviews status of project with Project Manager and communicates any project changes.
  • Completes inventory of materials upon project completion.
  • Determines disposition of leftover material i.e. return to vendor, store at property or ship to new location.
  • Reviews and approves Subcontractor progress payments.
  • Conducts weekly safety meetings.
  • Schedules engineering testing in accordance with local jurisdiction codes.
  • Builds relationships/rapport with building officials and other inspectors.
  • When needed, obtains or solicits bids and sends to corporate office for approval.
  • Upholds communication between corporate office, inspectors, Subcontractors and suppliers.
  • Assigns and delegates responsibilities and provides work direction.
  • Assists with the day-to-day operation of Subcontractors to ensure all deadlines are met.
  • Enforces safety guidelines to Subcontractors.
  • Ensures timely completion of each trade and overall project schedule.
  • Studies and understands blue prints in detail.
  • Ensures all items fit in spaces as shown on plans.
  • Helps coordination and sequencing of trade work.
  • Conducts weekly progress meetings with all job forepersons.
  • Provides clerical support and other duties as assigned.
  • Maintains and updates purchase order schedule and files purchase orders as needed.
  • Ensures weekly schedule updates.
  • Consistent email communications to corporate office.
  • Takes weekly job site photos of the job and forwards to corporate office.
  • Completes other duties as assigned.
EDUCATION, EXPERIENCE, LICENSURE & CERTIFICATION
  • Associates Degree preferred and a minimum 10 years experience in Construction; or equivalent combination of education and experience.
  • Must be open to change based on diverse input and feedback.
  • Record of including diverse team members when assigning challenging and high-profile assignments.
  • Must demonstrate emotional intelligence; being aware of the emotions of self and others.
  • Strong leadership, communication, problem solving, initiative, and teamwork skill.
  • Must be able to handle exposure to dirt, heat, water, noise, dust, vibration, and office environment.
  • Strong teamwork orientation.
  • Positive attitude and professional customer service skills.
  • Knowledge of project plans, specifications, blueprints, and building codes.
  • OSHA 30 Hour Certification.
  • Prefer First Aid/CPR Certification
  • Prefer SWPPP Certification skills, abilities, and qualifications.
KNOWLEDGE, SKILLS & ABILITIES
  • Skill in organizing resources and delegating/directing the work of others.
  • Strong knowledge of OSHA and safety regulations.
  • Ability to make well-reasoned and timely decisions.
  • Ability to present and express ideas and information clearly and concisely in a manner appropriate to audience, whether oral or written.
  • Ability to demonstrate accuracy and thoroughness, monitors own work to ensure quality and applies feedback to improve performance.
  • Ability to meet demands of work schedule, to be at work and on time. May occasionally require the ability to work outside of regularly scheduled hours with limited travel home. Schedules may vary based on business need.
