Weichert Workforce Mobility is hiring a Coordinator, Real Estate Services in Parsippany, NJ. This is a hybrid position. The Coordinator, Real Estate Services is responsible for monitoring and ensuring timely closing of assigned sold real estate properties. The position has the fiscal responsibility for negotiating post-contract expenses on behalf of Weichert and its corporate clients including items such as requested repairs or miscellaneous credits. Job responsibilities include, but are not limited to, the following: Real Estate ManagementNegotiates repairs and buyer concessions, within client approval limits, that best reflect the current market by reviewing inspection reports, contracts, and disclosure statements. Negotiates the attorney review process in those states where it is applicable.Monitors contract contingencies and notifies the Real Estate Specialist and/or client if contingencies are not satisfied in the designated time limit.Provides on-going communication with corporate clients via phone and e-mail regarding updates to property sales. Obtains all necessary documentation and approvals as required. Has authority to bind the company and clients to financial and contractual commitments on significant matters related to managing client real estate assets.Reviews all inspection reports and determines what repair requests are legitimate; ensures receipt of all necessary documentation, including appropriate bids, and that contingency dates are met. Creates and executes hold harmless agreements as needed. Oversees insurance claims filed during the post-contract phase.Researches and captures all necessary data and information relevant to each property and documents as appropriate in Weichert's proprietary online system (Weichert Go).Develops familiarity with local customs and market trends by interacting with brokers, appraisers, and title/closing representatives in market areas throughout North America as necessary and appropriate.Monitors and partners with broker and closing agent for post-contract matters specific to real estate inventory asset properties under contract through the final transfer of title.Ensures that all suppliers submit their expense reimbursement requests prior to closing and audits invoices to approved services so that appropriate estimates are accrued at closing. Reviews and approves closing figures prior to closing as needed.Maintains discretion and confidentiality with customer and client information. Supplier and Vendor Management Audits and inputs supplier invoices; creates supplier reimbursement requests and submits them for the Real Estate Specialist's approval. Researches transactions to work with strategic and preferred supplier partners and vendors on problem resolution. Enters data into Weichert's proprietary system for adding, editing, and de-activating global vendors. Sources and vets both Canadian Weichert Broker Network (CWBN) real estate brokers and agent members and Canadian solicitors. Monitors and confirms preferred supplier partner contracts and security training is up to date.Performs other duties as assigned.RequirementsThe ideal candidate will meet the following requirements:Associate's degree in accounting or another financial field; or equivalent experienceReal estate license preferredCRP designation a plusMinimum of (3) years of relocation or related real estate experience requiredPrecision and experience with reviewing and evaluating real estate contracts in the U.S. and Canada requiredDirect experience collaborating with vendors and suppliers requiredMust have negotiation experience in real estate sale transactionsExperience with using Weichert Go strongly preferredGeneral understanding of real estate transactions in the United States and CanadaAbility to review and understand home inspection reportsStrongly developed organizational skills in planning and performing tasks with diligenceCapability to both work independently and function effectively as a member of a dynamic teamAptitude for managing competing demands and priorities in a fast-past environmentProfessional approach to interaction with internal and external customers, suppliers, and clientsExcellent oral and written communication and influencing skillsDeveloped knowledge and command of customer experience and client relationship practices for delivery of services and problem resolutionProficiency in Microsoft Office suite of products including Teams, Word, Outlook, and Excel
