Job DescriptionJT4, LLC provides engineering and technical support to multiple western test ranges for the U.S. Air Force, Space Force, and Navy under the Joint Range Technical Services Contract, better known as J-Tech II. JT4 develops and maintains realistic, integrated test and training environments and prepares our nation's war-fighting aircraft, weapons systems, and aircrews for today's missions and tomorrow's global challenges.JOB SUMMARY - ESSENTIAL FUNCTIONS/DUTIESThis position is responsible to perform general and administrative duties necessary to maintain, sustain, and improve company facilities under minimal supervision. Ensures that facility daily operations support company requirements and that all necessary resources for continuous operation are available. Works with Safety, Security, and company management to complete routine facility tasks, makes decisions within authority on behalf of the company for urgent and emergency actions necessary keep facilities in good working order, and to brief other actions required to management for approval. Tracks all open facilities tasks and reports status as required. Coordinates funding required for all facility actions. Requires the knowledge and experience to apply cost analysis, bid jobs, set up vendors, and establish vendor expectations.Employee will be responsible for the following functions/duties:
- Accomplish regular, daily or more frequently, tours/inspections of 821 Grier Drive facility.
- Ensure that all facility functions are performing effectively:
- Heating, ventilation, air conditioning (HVAC)
- Plumbing in kitchens and bathrooms
- Fixtures in kitchens and bathrooms
- Electrical outlets, lights, and circuits
- Telephone, faxes, copiers, printers
- Ensure that all facility physical elements are intact:
- Floors -- tile, grout, carpet, transitions
- Walls -- paint, cleanliness, structure
- Windows
- Stairs and stairwells
- Furniture -- chairs, desks, bookcases, computer tables, conference tables
- Kitchen cabinets
- Mailroom cabinets
- Guard station fixtures
- Doors, locks, key pads
- Fire extinguishers
- Ensure that external grounds are adequately maintained, controlled, and marked:
- Watering
- Trimming
- Viability of plantings
- Ground cover
- Walkways
- Ensure that all building safety requirements/regulations are in compliance:
- Ingress/egress
- Doors, locks, crash bars
- Safety lighting
- Exit signs
- Fire extinguishers
- Safety postings
- Hallways, flooring, doorways, stairs
- Exterior walkways and stairs
- Parking lot
- For all identified functional support requirements:
- Identify qualified, responsive vendors for materials and supplies
- Identify qualified, responsive vendors for maintenance and repairs
- Plumbing
- Electrical
- HVAC
- Construction
- Landscape maintenance
- Where vendors are already in place, develop working relationships and agreements on response times, qualifications of personnel, quality of work required
- Identify back-up and/or alternate suppliers of all goods and services
- Negotiate and implement contracts and/or agreements with vendors as required
- When maintenance and repairs are required:
- Identify priority/urgency
- Identify appropriate vendor(s)
- Ensure timely and cost-effective response by vendors
- Ensure access and availability of escorts as required
- Monitor progress and effectiveness of work
- Change vendors or take remedial action as necessary and if required
- Validate quality and completion of work
- Approve billing and payments
- When building changes or upgrades are required:
- Identify priority/urgency
- Identify appropriate vendor(s)
- Ensure timely and cost-effective response by vendors
- Ensure access and availability of escorts as required
- Monitor progress and effectiveness of work
- Change vendors or take remedial action as necessary and if required
- Validate quality and completion of work
- Approve billing and payments
- Daily, identify supplies and materials required for facility support:
- Paper goods
- Coffee and other supplies
- Printer/copier toner
- General office supplies
- Cleaning and maintenance materials
- Provide supplies and materials requirements to BSO for procurement
- Monitor and coordinate janitorial support from BSO
- Coordinate schedules and access
- Review work accomplished
- Ensure quality of support
- Provide feedback as necessary
- Support other Safety Department requirements as required and as time permits
- Accomplish other related functions as required and as directed.
REQUIREMENTS - EDUCATION, TECHNICAL, AND WORK EXPERIENCEAssociate's degree in Business Administration, Management, or equivalent training/experience with at least 7 or more years of related experience.
- Experience and good working knowledge of current Uniform Building Codes as well as other established standards (National Fire Protection Association, National Electric Code, etc.) may be required to allow the position to make qualified decisions based on this knowledge of requirements, analysis of needs, and processes to ensure compliance.
- Proficient in the use of personal computers, word processing, spreadsheet and graphics/presentation software, and use of the Internet and other commonly used electronic communication tools.
- Very good written communication skills and organizational skills.
- Must qualify for and maintain a government security clearance
- Must possess a valid state issued driver's license.
SALARYThe expected salary range for this position is $67,142.40 to $121,056.00 annually.Note: The salary range offered for this position is a good faith description of the expected salary range this role will pay. JT4, LLC considers factors such as (but not limited to) responsibilities of the position, candidate's work experience, education/training, key skills, internal peer equity, as well as, market and business considerations when extending an offer.
