Who We Need
To support our continued growth, we are seeking an experienced asset management professional to analyze and evaluate effective spending of our data center and real estate assets. This position offers the opportunity to work closely with the leadership of our Property and Data Center management, acting as a link to the executive team. You will collaborate closely with the Financial Planning and Asset Management teams to support monthly performance analysis and Company-wide cash flow forecasting. You will help others understand their financials and be an important advisor for senior management.

Description of Responsibilities
* Partner with companywide stakeholders to analyze costs related to operating expenses, data center operations, and projects to identify trends, variances, and areas for improvement and cost savings.
* Challenge and question operational norms and work to streamline best practices across portfolio
* Collaborate with Director, Financial Planning and Asset Management team in the preparation and management of budgets, ensuring adherence to financial targets.
* Stay abreast of latest real estate and data center innovations to drive cost savings and efficiencies and implement such techniques/technologies where agreed upon
* Prepare regular cost reports for management, highlighting key findings and recommendations.
* Work with Accounting and Financial Planning to develop and maintain accurate forecasts of project costs and profitability.
* Establish and maintain internal controls to ensure compliance with financial policies and procedures.
* Analyze site performance and efficiencies through manpower study based on specific site conditions to guide leadership and people operations about staffing needs
* Work closely with various departments (e.g., finance, operations, asset management) to provide cost insights and support decision-making.
* Investigate and report on variances between actual and budgeted costs.
* Partner with site teams on efficient and competitive project bidding and negotiating vendor agreements
* Participate in the annual budget process and provide supporting schedules for payroll, interest, and intercompany agreements.
* Maintain, monitor and enhance Company-wide internal control policies and procedures.
* Provide ad-hoc analytical support as needed and participation in projects as assigned.
* Communicate regularly with management and various business unit members.
Position Requirements and Desired Skills
* Bachelor's degree required in Accounting, Real Estate, or similar discipline
* Minimum of 7+ years of progressive asset management related experience with strong accounting principles in an expanding real estate environment; Commercial real estate and/or data center experience strongly preferred
* Strong analytical, critical thinking, problem solving and organizational skills
* Excellent communicator, confidently articulating complex analysis and solutions
* Detail-oriented problem solver, working towards meaningful solutions
* Experience working independently as well as collaboratively; effectively managing priorities while meeting hard deadlines
* Ability to work cross-functionally with ease
* Proficient with the Microsoft Office Suite, including advanced Excel skills
* Excellent communication and interpersonal skills
* Self-motivated, initiative taker
