Job Description:

The Development Project Manager (Affordable Housing) will:

  • Expertise in new construction, affordable, and mixed-income residential development, with experience in development, construction, design, and permitting.
  • Ability to manage a real estate development project from inception through completion, with guidance (including underwriting, financing and capital raising, coordination of consultants, design, construction, and marketing).
  • Perform financial modeling and analysis to evaluate potential investment and acquisition opportunities and structure transactions; perform market research and property-level due diligence.
  • Perform project- and P&L-level financial modeling to evaluate different development scenarios, financing structures, and returns for development projects, and assess project viability and risks.
  • Negotiate bank term sheets and documents with assistance, identify and resolve deal point issues.
  • Create budgets and estimate costs in cooperation with subject-matter experts; coordinate budgets and underwriting with agencies, lenders, and equity partners.
  • Support design and construction decisions in close coordination with third-party consultants (i.e., architects, engineers, contractors, etc.), and participate in construction administration.
  • Self-motivated and proactive with an established track record of getting things done effectively, independently, and promptly.
  • A team player, able to work in an entrepreneurial environment, balance changing priorities, and meet deadlines.
  • Assist the Director of Affordable Development in managing the construction loan closing process, this may include leading closing calls with multiple parties, ensuring timely submission of required closing materials, review of all financials and closing agreements for accuracy, and soliciting bids and reviewing third-party reports.
  • Work with Development Principal and Director of Affordable Development to formulate strategy for each project, make recommendations on future project pursuits.

Knowledge, Skills, and Abilities for the Development Project Manager (Affordable Housing):

  • Strong financial modeling skills (Excel)
  • Strong Microsoft PowerPoint & Microsoft Word skills
  • Excellent interpersonal and communication skills (oral and written)
  • Strong organizational skills and attention to detail
  • Ability to use SketchUp, InDesign and/or AutoCAD software is a plus
  • Strong negotiating and internal/external collaboration skills as well as sound political

Education & Experience for the Development Project Manager (Affordable Housing):

  • BA or BS required 5+ years of multifamily real estate finance and/or development experience along with knowledge of development best practices.
  • Specific experience with affordable housing programs and project management execution preferred
  • Demonstrated ability to create and execute successful projects completed on or ahead of schedule, on budget, with high quality and significant community impact
