You will ensure optimal client relations by managing constant communications with the client. You will provide high quality operations and maintenance service to assure proper performance of engineered equipment and building systems. You have integrated facility service experience including managing, maintenance, custodial and grounds. Utilizing our Best Systems , you will prepare, recommend, assist, and administer the annual facility budget. You will maintain physical assets and oversee subcontractors. You achieve the Best Results by ensuring staff receive adequate technical, administrative, and other training, while also training direct subordinates and supervisors. Your leadership style is authentic, and you instill MacLellan's cultural DNA.What are the skills necessary for success?Business and Strategic LeadershipExceptional customer service and conflict resolution skills.Budget preparation, recommendations, and management of the annual facility budget. Exception reporting to the client and MacLellan management with real-time countermeasures.Provides regular monthly written status reports to the client and MacLellan management.Presents KPI's and/or performance reports as necessary to keep client management aware of atypical occurrences, unusual staffing challenges, potential building related interruptions, etc.Leads safe operation compliant with OSHA and MacLellan processes.Ensures full compliance with all code enforced work.Talent management and developmentCreates work environment promoting teamwork consistent with the MacLellan cultural DNA code.Building strategic client relationships at all levels of the organization.Experienced in organic and new business growth strategies and site launch processes.Excellent verbal and written communication skills.Excellent organizational skills and attention to detail.High financial acumenMaintenance of Physical AssetsMaintains infrastructure integrity and asset lifecycle planning.Risk mitigation to limit equipment failures.Ensures that reactive and preventive maintenance activities are appropriately balanced; monitors current and deferred maintenance backlogs; adjusts priorities and/or resources as needed and ensures that deferred maintenance is adequately documented.Leverages the CMMS application and uses data to drive Continuous Improvement.Working knowledge of Building Information Systems and other solutions to improve operating efficiency, reduce utility load, or mitigate operational risk.Subcontractor ManagementDevelops work scopes, solicits bids, selects contractors, and oversees 3rd party contractors.Scope development, bid evaluation, contract process, and project oversight for capital projects.Recommends what work should be performed in-house and what work should be subcontracted.Leads in negotiations of major service contracts (e.g., snow removal, window washing, janitorial, landscaping, MEP service contracts, etc.)What education and experience are needed for success?Bachelor's degree or higher in mechanical engineering or business management and comparable large account management experience required.Experience with full budget financial responsibility for a large account.Direct management of an integrated facilities model that includes maintenance, custodial and grounds with 200 or more indirect employees.Demonstrated aptitude in the following four skill areas with a working knowledge of at least two: mechanical, electrical, general building maintenance, or building construction.Strong working knowledge of energy and sustainability.Demonstrated expertise in verbal and written communications.Demonstrated willingness to work non-standard days and hours as required.What can you expect in return for your commitment to MacLellan?You can expect a culture where we make each other look great by having each other's back.
