Job Summary:
Work with the Vice President of Real Estate and Public Affairs to strategically grow and manage the New York market portfolio of real estate assets while successfully navigating the federal, state, & local regulatory environment and making strategic/tactical decisionsabout site location, entitlements, design, budgeting, construction, and/or acquisition of real estate assets.
Job Responsibilities:
- Work with VPREPA on real estate matters, including policies and procedures to protect the existing real estate inventory; and others to effectlaws and public sentiment that is friendly to the company/industry.
- Coordinate with legal counsel in all matters involving restrictive zoning, takings, lease contract disputes, and code violations.
- Manage existing real estate assets to secure cash flow; minimize site lease, and real estate. Employ capital monies for new construction; and maximize value of assets in condemnation. Prepare monthly & quarterly reports.
- Manage and support Real Estate Representatives in negotiations of lease renewals and rental reductions.
- Maintain market development pipeline, consisting of new organic opportunities, lease renewals, and strategic market initiatives.
- Manage all vegetation control activities and liaise with the operations team for desired outcomes.
- Resolve challenging customer complaints.
- Other projects and duties assigned.
Job Qualifications:
Education
- Bachelor's degree preferred or equivalent combination of education, training, experience, or military experience.
Work Experience
- 3 years of real estate experience, preferably in charge of either significant portfolio management and/or the entitlement process for a real estate leasing/development firm.
- Outdoor Advertising experience in relation to real estate is preferred.
Skills
- Able to read and interpret complex legal, zoning, and technical documents.
- Knowledge of media and advertising industry, business cycles, and key revenue and expense drivers.
- Proficient in Microsoft software applications (i.e., Word, Excel, Outlook, and PowerPoint).

Physical Demands
- Employee must have the ability to sit and/or stand at a desk for a minimum of 8 hours a day and complete tasks requiring repetitive use of hands.
- Employee must have the ability to lift and move items up to fifteen pounds.
- Employee must have the ability to see written documents and computer screens, and to adjust focus.
Other Requirements
- Able to travel outside of the office 20% of the time for client meetings, corporate meetings, and industry events.
- Access to a reliable vehicle and possess a valid driver's license.
The Targeted Salary Range for this New York State position is $135,000 to $167,000 Annually.
Hourly roles are overtime eligible. Operations roles are Productivity Pay eligible.

Ultimate compensation will be based on several factors, including relevant experience, skills, scope and responsibility of the position, as well as pursuant to salary market benchmarks. This salary range is a good-faith estimate of the salary for this position.
