ELS is hiring for the position of Director - National Sales in Tampa, Florida.
What You'll Do
The National Sales Director leads home sales for more than 200 manufactured home properties across the country, including oversight of regional sales directors, regional sales managers and property-level employees. The Director also oversees our dynamic Home Sales Marketing team and Home Finance department. This position acts in both a strategic and hands-on manner to drive sales operations throughout key communities throughout the company.
Your Job Will Include
- Lead the sales organization to develop sales goals and ensure that the onsite sales personnel accomplish established sales goals.Meet and exceed sales targets while providing a quality customer experience.
- Drive operational excellence and process improvements.
- Develop short-term and long-term sales strategies to increase revenue and occupancy.
- Partner with the property management team to develop and implement new initiatives to market communities to potential new customers.
- Monitor new home inventory by community to ensure the maintenance and management of adequate inventory levels.
- Monitor community-specific lead traffic and recommend improvements to both increase total leads and the conversion of leads to customers.
- Actively manage lead follow-ups to ensure quick and effective responses to all inquiries.
- Oversee the accuracy and timeliness of the sales reporting process and leverage reporting to proactively identify potential opportunities and actions.
- Review and approve sales contracts to ensure that company policies are followed with respect to sales and approved within 24 hours of the contract date.
- Research markets to develop a clear understanding of the competition surrounding each property.
- Ensure that sales managers maintain good resident relations through ongoing communications, timely responses to complaints and suggestions, promotion of appropriate events and programs and consistently respectful approach to residents.
- Coach and mentor team members and assist them in meeting and exceeding their goals.
- Collaborate closely with property management leadership to ensure that sales contribute to overall operational success.
- Communicate regularly with regional construction coordinators to ensure that the construction of new homes meet scheduled timelines.
- Work with the regional escrow department to ensure that closing documents are timely and accurate.
- Partner with the finance and insurance department to develop better ways to provide financing for customers.
- Ensure that managers and employees understand the employee handbook, the sales policies and procedures manual, the custom order manual, and other materials related to company policies.
Experience & Skills You Need
- Bachelor's degree, or an equivalent combination of education and experience.
- Ten or more years of sales management experience.
- Ability to analyze operations and initiate changes to improve property performance.
- Outstanding presentation and public speaking skills, with the ability to respond effectively to questions from managers, clients, customers and the general public.
- Excellent organizational and project management skills and the ability to manage multiple projects simultaneously.
- Dynamic leadership and interpersonal skills, including coaching and facilitation.
- Ability to communicate clearly and effectively with current and prospective residents and internal business partners.
- Ability to analyze and interpret general business periodicals, professional journals, technical procedures and governmental regulations.
- Ability to write reports, business correspondence and procedure manuals.
- Strong knowledge of Microsoft Office Suite.
- Ability to travel throughout the country up to 50% of the time.
