About The Role: Arbor Homes, a Berkshire Hathaway Company, is currently looking to hire a Construction Area Manager. As an Area Construction Manager, you'll be responsible for the quality construction of our customer's homes and the team of Construction Superintendent's that manage the day-to-day construction of each home. You will oversee the entire team and its home building process and manage millions in spending to build those homes. You'll draw upon your experience in the construction industry to follow-through on company construction standards and will offer fair, prompt, and courteous attention to address customer concerns and manage that customer relationship.

What Will You Be Doing? - Uphold standards, specifications, building code, and uniform project control procedures developed by the Company.
- Efficiently and effectively plan and control all phases of construction.
- Manage trade base with Director of Purchasing
- Participate in the enforcement of trade scopes of work and modifications, as needed, to continually improve construction quality and process.
- Prepare construction schedules, construction templates, and monitor them on a weekly basis for accuracy and timeliness.
- Provide accurate forecasting of monthly closings.
- Approve and manage processes to minimize cost variances.
- Hold weekly meetings in each community with the Construction Superintendent monitoring the community appearance, walking each house to ensure it is staying on schedule and in phase, and provide coach and training as needed.
- Provide weekly reports of progress, trade partner meetings, agency contacts, problem resolution, safety meetings, SWPPP management and other reports for efficient project management and control
- Conduct weekly Production Meetings to increase awareness and promote company goals, which include but are not limited to, achievement of cycle times, reviewing and improving quality standards, delivering completed homes, and maximum customer satisfaction scores.
- Develop and implement regular training programs for field personnel to foster increased knowledge and growth opportunities.
- Communicate with Land Development, Sales, Design, Purchasing, Warranty and Project Managers to design and implement procedures for efficient project planning and trade partner performance standards to achieve company goals.
- Establish and promote a total quality management program and a zero New Home Delivery open item list.
- Perform all other duties as assigned.
- Manage customer service and expectations driving raving fans.
- Ensure that all warranty work is completed and that all homeowners are communicated with on a regular basis.
- Have regular meetings with the Division President and Nation Warranty team, keeping them informed on the challenges and projects being worked on.
What Will You Bring? - Demonstrated leadership experience
- Ability to manage a team that constructs 100+ homes a year
- Ability to motivate and direct the construction team
- Must possess strong time management & organizational skills
- Must possess strong interpersonal skills
- A skilled problem solver
- Must be computer literate and comfortable using phone applications, word and excel
- Must have current Driver's License and good driving record
- Must have valid auto insurance
- High School Diploma or equivalent required
- College Degree in Construction Management or a related field preferred but not required.
- Construction and/or customer relations experience required (min 5 years)
- Knowledge of practices and procedures of construction and building codes
- Ability to read and interpret blue prints
Working Conditions: You will work in the field and in the office on a daily basis. You may be required to occasionally travel to the Arbor Homes Corporate Office in Indianapolis, Indiana. You may be exposed to hazardous conditions when conducting field work and may work varying hours as needed. This is subject to change based on needs or if special circumstances should arrive.
