Position Overview:

The Knoxville Director of Construction is a pivotal leadership role within the Company's Construction Department, crucial for overseeing the successful planning, execution, and delivery of all Knoxville area construction projects. This role involves strategic planning, team management, and high-level stakeholder engagement to ensure projects meet agreed specifications, budgets, and timelines. This position directly affects our company's ability to deliver quality homes while adhering to safety standards and regulatory compliance.

Key Responsibilities:

Construction Management

  • Implementing various operations through proper coordination and control of planning, design, estimating, contracting, and construction in the entire process.
  • Developing the construction program and plans and defining the parameters for project execution.
  • Developing project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility.
  • Managing slot schedules and all construction timelines.
  • Maintains high levels of expertise by staying current on trade-specific development and innovation. Establishes departmental standards of performance, process and procedures.
  • Develops, implements, and maintains a formal ongoing departmental quality assurance and improvement program. Ensures any applicable regulatory/departmental quality standards are met.

Preconstruction -

  • Reviews pre-construction estimates for accuracy and variance to expected performance, collaborating with the Preconstruction Department to act as needed.
  • Controls labor and material cost by ensuring standards are met in staffing, compensation, overtime, safety, quality, productivity, inventory, purchasing and usage.
  • Collaborates with the accounting department to ensure all projects are completed, invoiced, closed and collected accurately and within required time frames.

People & Safety –

  • Direct and oversee construction projects from conception to completion while monitoring compliance with safety and building regulations.
  • Works closely with HR to recruit, on-board, and develop construction staff.
  • Oversees, directs, and supports construction management staff.
  • Provides 90-day, first 6-month, and ongoing annual reviews of direct reports.
  • Ensures all direct reports have a clear understanding of roles and standards, counsels as necessary.

Administration–

  • Collaborates with executive team to review budget, department performance, and growth planning.
  • Monitors the construction industry and remains current with trends, labor, markets, technologies and competition. To effectively forecast workforce capacity shortages and surpluses based on seasons and schedules and adjust accordingly.
  • Partners with HR to ensure accurate record keeping (time keeping, PTO, etc.) throughout the department, as well as relevant training, licensing, and credentialing to ensure staff remain current.

Education and Certification Requirements

The following educational credentials and certifications are essential for a Director of Construction:

  • A Bachelor's Degree from an accredited college or university in construction management, construction science, engineering, architecture or related field is required.
  • The position requires a minimum of ten (10) years of construction project management experience or fifteen (15) years progressively responsible construction project management experience or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above.
  • Experience leading and running numerous facets of construction projects simultaneously.
  • Certified Project Management Professional (PMP) or equivalent is desirable or willingness to pursue it.
  • OSHA 40-Hour Certification.
