**Director of Facilities and Properties**
**Full-Time | Salary Exempt | Direct Hire**
We're seeking a **Director of Facilities and Properties** to oversee the management and maintenance of office spaces and rental properties in Kent County. This role supervises a team of three maintenance technicians and requires travel between 26 properties and 39 units. Mileage reimbursement is provided.
**Key Responsibilities**
**Property Oversight & Maintenance**
+ Conduct regular property inspections and plan maintenance or upgrades.
+ Implement preventive maintenance for key systems like HVAC and plumbing.
+ Coordinate emergency and scheduled repairs to maintain safety and quality.
**Compliance & Tenant Relations**
+ Ensure compliance with local, state, and federal regulations, including HUD guidelines.
+ Manage tenant relations, leases, and legal matters as needed.
**Team Leadership**
+ Supervise and support the maintenance team, fostering professional growth.
+ Oversee tool inventory and maintenance vehicles.
**Cost Management & Procurement**
+ Make budget-conscious decisions for repairs and upgrades.
+ Manage supplier contracts and procurement processes.
**Technology & Communication**
+ Use Buildium software to manage maintenance and tenant interactions.
+ Maintain organized records and communication using Microsoft Office.
**Requirements**
+ Bachelor's degree or equivalent experience in property management, business, or related field.
+ 5+ years in property management, including 2+ years in a leadership role.
+ Strong maintenance skills and physical ability for on-site tasks.
+ Personal vehicle and valid driver's license required.
**Preferred:**
+ Lead Risk Assessor Certification or willingness to obtain it.
+ Experience in nonprofit or affordable housing property management.
+ Familiarity with HUD regulations and property management software like Buildium.

**Pay Details:** $75,000.00 to $78,000.00 per year
