Alternatives, Inc. is currently seeking a full-time Director of Facilities in Raritan, NJ. For over 40 years, Alternatives, Inc. has been dedicated to providing the best in support services to adults with intellectual and developmental disabilities as well as those with mental illnesses. Our services include residential, behavior support, support coordination, and recreation. We strive to enable our clients to reach their highest level of independence and integration into the community using our person-centered philosophy. Responsibilities of the Director of Facilities include:
- Oversee construction of improvement projects including, developing clear written job specifications and coordinating with architects, engineers and contractors.
- Supervise and monitor all major maintenance and renovation projects work performed by maintenance staff and external contractors.
- Review and monitor the work order database on a periodic basis to ensure work the work order database is maintained and kept up to date.
- Work with agency personnel to assure adequate repairs and maintenance.
- Conduct periodic inspections/site visits of all agency owned and affiliated properties to identify repairs, maintenance, improvement/renovation projects.
- Supervise the Facilities Department including all employees and contractors assigned to the Facilities Department
- Conduct regular site visits of all Agency-owned and affiliated properties and ensure periodic facilities inspections of all agency-owned and affiliated properties are being conducted to assure the proper maintenance of these facilities.
- Supervise negotiations of maintenance and repairs contracts (i.e. HVAC, landscaping, snow removal, etc.) for all properties throughout the agency.
- Review Facilities Department invoices for accuracy.
Qualifications:
- Bachelor's Degree in Facilities/Construction Management, Engineering or related field or equivalent experience
- Five (5) years' experience in Facilities/Construction Management or any other related field
- Three (3) year's supervisory experience preferred
- Ability to read building architectural drawings
