Job Type Full-time Description Job Summary: Under the direction of the President, responsible for managing the daily operations of land acquisition to include identifying, analyzing, and acquiring new land deals to meet business plan targets consistent with the company's strategic plan and site selection criteria. Essential Duties and Responsibilities: Land Acquisition:

  • Oversee and manage the land acquisition processes and staff.
  • Responsible for the acquisition of land, including identify parcels for development and conduct title research.
  • Generate acquisition opportunities by developing strong relationships with land brokers, land developers, investors, landowners, and other homebuilders.
  • Oversee and manage pro-formas and maintain throughout the life of the project.
  • Research land title documents to clarify any restraints on utilization of the land.
  • Prepare and negotiate letters of intent, agreements, and land contracts in coordination with outside legal counsel.
  • Work with other departments, solicit input for pro-formas and other critical items.
Land Entitlement:
  • Direct the efforts on internal and external staff/consultants.
  • Responsible for the legal process of obtaining approvals for land development including general plan amendments, tentative maps, development agreements, final maps and design review.
  • Work with city officials, consultants, state and federal government and community action groups to ensure necessary approvals.
  • Review and maintain all schedules for project acquisition, planning, processing and land development dates.
  • Responsible for all DRE processing and DRE consultants and the creation of project Homeowner's Associations.
Land Development:
  • Manage and oversee Land Development (Activities and Consultants).
  • Responsible for managing staff and land development processes related to contracts, bid and awards, budget and manage to critical dates.

Requirements Minimum Education and/or Experience: Bachelor's degree plus a minimum of 7 years related experience or equivalent combination of education and experience. Homebuilding, land acquisition, entitlement and development experience required. Management Responsibilities: This position will manage land acquisition, entitlement, development, and administrative staff. Computer Skills: Microsoft 365 Outlook and strong Excel skills required. Microsoft project experience preferred. Certificates, Licenses, Registrations: Valid Drivers' License Required. Reliable automobile with current insurance. Physical Demands: Seldom stand, walk, stoop, kneel, crouch, or crawl, or lift up to 50 lbs.; Occasionally reach with hands and arms, or lift up to 10 lbs.
