Humphrey Management is growing its residential management portfolio and we're seeking an exceptional Director of Operations to join our team! The Director of Operations oversees a team of Regional Managers and is accountable for a portfolio of communities while establishing and executing objectives that directly support Humphrey Managements Mission & Foundations. This position will manage and monitor P&L, revenue, NOI, capital spending, budget preparation/oversight, competitive marketing strategies, and team member development. The ideal candidate is a strategic business leader who possesses advanced leadership skills, and advanced business and operational knowledge in the Affordable Housing industry.POSITION SUMMARY:The Director of Operations is responsible for leading his/her assigned Regional Manager Team to ensure the entire portfolio of managed properties is well-maintained and meet all relevant requirements; enacts measures which will continuously improves portfolio financial performance; complies with all Owner, Agency and Investor requirements. Responsible to establish and cultivate positive relationships with colleagues, residents, community organizations, owners, investors, and vendors.REPORTS TO: Senior Vice President of OperationsThe essential functions of the Director of Operations are as follows:
  • Serves as the primary facilitator for all day-to-day operational services including direct property management, marketing, resident retention, maintenance, compliance, and resident services.
  • Leads the everyday management of the entire company portfolio of managed properties. Sets the standards and tone for the effective development and professional growth of the company operational team members to poise the company for positive long-term growth.
  • Active participant in the hiring, training, coaching, development, and growth of management team members.
  • Focuses on employee retention and satisfaction. Supervises, evaluates, and coaches team members who perform operational responsibilities including Regional Managers, Community Managers and related property-based teams. Committed to employee training and advancement.
  • Conducts focused financial/operational analysis and critiques to develop marketing strategies/services/amenities/plans of current and prospective projects. Works with Vice President of Operations to assure approaches and operational strategies are cohesive and effective.
  • Reviews Regional Manager QA reports and follows-up to correct deficiencies and/or items requiring attention.
  • Regularly analyzes, diagnosis and develops realistic executable action plans and teams to remedy complex operational circumstances using knowledge, experience, reliable data, contacts, and financial information.
  • Strives to create culture of safety to help assure the safety and security of the property and residents. Ensures corrective action is taken as necessary upon the advice of insurance carriers or inspectors to improve the safety features or programs. Ensures that incident reports and insurance claims are completed and submitted in a timely and accurate manner. Contributes to the achievement of established goals by coordinating with Compliance, Marketing, Maintenance, HR, Accounting, Resident Services and other support departments. Works hand in hand with Senior Vice President of Operations and accounting in the development of budgets and budget adherence, financial analysis and forecasting.
  • Advises regional team on short-term and long-term operational, marketing, and growth objectives and challenges. Works collective to problem solve issues and serves as an idea facilitator to overcome obstacles. Analyzes details of past, present, and expected operations in order to identify areas where improvement is needed and implement solutions and develop opportunities.
  • Directs the review of monthly financial statements, variance reports, MEOR, maintenance benchmarks, reports from regulatory agencies, and other periodic financial indicators. With team, makes timely corrective actions and appropriate recommendations.
  • Performs other duties as assigned or necessary.
QualificationsEducation & Experience RequirementsA minimum of three (3) years' senior management experience (Sr. Regional Property Manager with proven development of Regional Manager Teams or 10+ years' experience overseeing a portfolio of affordable housing apartment communities of at least 1000 to 1,500 units with demonstrated operations and financial success.
  • College degree and/or professional designation (ARM, CAPS, CPM, etc.) is preferred.
  • Strong financial aptitude and analytical skills
  • Strong track record of personnel management skills.
  • Exceptional skill in verbal and written communication and leadership required.
  • Ability to multi-task at a high level and remain organized while meeting deadlines.
  • Proficiency in property management software platforms, preferably One Site and Real Page products.
  • Experience in affordable housing (LIHTC, section 8, HUD, RD, etc.)
  • Experience in Fee management and/or 3rd party management
