The NRP Group is a full-service multifamily developer, general contractor, and property manager with assets and operations reaching an expanding range of markets nationwide.Come join the NRP Team as a Director of Preconstruction in our San Antonio/Dallas office.Under the direction of the VP of Construction, the Director of Pre-Construction and Estimating is responsible for cost estimating of new projects and third party projects.ESSENTIAL FUNCTIONSPre-ConstructionAssist executive team in developing and maintaining new client relationships.Evaluate project for possible financial hazards and risks.Prepare preliminary estimates during the design phase of work.Coordination of drawings and design of the professionals involved in the project.Prepare documents for and solicit bids for the project.Receive the bids, analyze same, and consult with executive team before award of subcontracts.Prepare final budget, submit, and work with executive team to establish final proposals and general contract costs.Assist in creating and maintaining specifications and scopes of work.Investigate cost savings methods, materials, procedures, and generally keep abreast of the state-of-the-art techniques.Capture data from ongoing projects and organize for new bids and estimating.Assist in staffing of current and future estimating team.Base salary range $130K - $175K + bonus potential.SKILLS & ABILITIESEducation: Bachelor's degree preferredExperience: Minimum of 10 consecutive years estimating and/or project management experience in multifamily/apartment projects.Technical Skills: Proficient in Excel, Word, Outlook, and Project; knowledge of Timberline software a plusDriver's License Required: YesOther Requirements: OSHA 10 or 30 hour card preferred.The NRP Group is committed to a policy of assuring that all employees and applicants for employment are recruited, hired, assigned, placed, transferred, demoted, laid off, terminated, paid, trained, and generally treated during employment on the basis of qualifications and merit; without discrimination due to color, race, religion, sex (including pregnancy or marital status), sexual orientation, gender identity and expression, age, national origin, ancestry, veteran status, military status, disability, genetic information, citizenship, or any other classification or activity protected by federal, state, and local law and ordinances.#J-18808-Ljbffr
