Its portfolio includes affordable housing for low-income older adults, moderate- income housing for adults 55+, memory care, continuing care communities, and adult day health programs.Rogerson provides direct services, builds properties to meet the accelerating need for senior housing, and partners with other nonprofits to develop and implement effective local strategies to provide aging-in-community opportunities.SUMMARY OF RESPONSIBILITIES:The Director of Real Estate Development (DRED) will work with the VP of Real Estate Construction and Design (VP) implementing real estate development projects from initial conception through completion, including project financing.The DRED will work with other Rogerson staff evaluating new projects (RFPs), structures, land opportunities, property transactions, in line with Rogerson's mission driven goals, one being growth in Real Estate and in Management opportunities for affordable senior housing and senior housing.SPECIFIC AREAS OF RESPONSIBILITY:
- Evaluate Requests for Proposals, NOFAs, QAPs for affordable housing; draft development financial proformas; capital stacks for funding; analyzing operating projections and financing plans; preparing financial analysis and recommendations to senior level management.
- Managing funding commitment, loan closing, and disbursement processes in tandem with other Rogerson departments.
- Maintaining familiarity with federal, state, and local housing programs and policies.
- Seek out, evaluate and make recommendations to senior management team members on growth opportunities for Real Estate Development opportunities.
- Work with VP on conceptual planning for real estate development opportunities that may be required from time to time.
- Project Management duties as required.
- Performing other duties as required.
GENERAL QUALIFICATIONS:
- 8-10 years of experience in the areas of real estate financing, real estate transactions, project management, and/or construction management.
- Graduate Degree in Business Administration, Urban Planning, Finance. A bachelor's degree and/or additional years of relevant experience may be substituted for the degree requirement.
- Proficiency in historic, low-income housing tax credits, city, state, federal funding agencies is desired but not a requirement for employment. The DRED should expect to seek out opportunities for education on affordable housing finance through available webinars, funding source seminars, courses, etc. (City of Boston DND, DHCD, CEDAC, MassDevelopment, Mass Housing, HUD...)
- Strong knowledge of all aspects of real estate development and principles.
- Experience with Excel, Word, PowerPoint, Outlook, preferred Office 365.
- Detailed oriented with strong project management skills.
- Excellent written and verbal communication skills.
- Excellent presentation skills.
- Strong leadership and interpersonal skills with an ability to work effectively with cross-functional staff and teams.
- Ability to travel independently.
- Located within a commutable distance from Rogerson's office.
- Work will include evening meetings from time to time.
- Attendance will be required at various meetings on an as needed basis with coworkers, clients, Rogerson Board, municipalities, and similar agencies.
