Reybold is a growing Construction and Property Management Company, located in Bear, DE, that has been operating for over 50 years. Reybold is seeking a highly experienced Director of Residential Leasing Operations who will oversee residential operations across it's growing new and existing properties. This leadership position creates and implements standard operating procedures to optimize leasing and profit performance across the portfolio and provides reporting and recommendations to the COO. (Not a Remote Position)
Essiential Duites and Responsibilities
* Identifying, implementing and managing the use of leasing tools, such as CRM, customer service automation, and demand generation.
* Structuring and managing the leasing process.
* Defining and managing on-site team structure, operations, hiring and compensation.
* Responsible for managing, developing, and training the leasing team(s) to effectively lease all available units in the shortest amount of time to qualified lessees.
* Reporting on asset and team performance.
* Participating in pricing decisions, marketing ideas and strategy adjustments to COO.
* Participate in vetting and recommendations for all negotiated contracts, and vendor proposals.
* Responsible for developing, implementing and effectively managing the operating budget for each property.
* Responsible for the daily leasing operations, including but not limited to, managing the unit inventory database, the CRM, pricing grid, and physical condition of property assets.
* Working collaboratively with the Maintenance Director to ensure a cohesive approach to addressing tenant issues and property concerns.
* Responsible for monitoring and advising on changing market conditions to identify all opportunities to make advantageous adjustments to overall strategy for the marketing campaign to maximize the value of the residential portfolio.
* Manage and maintain awareness of local and property related issues and competition, community initiatives, and interest in the surrounding neighborhood, and act diligently to ensure positive relationships are formed.
Experience and Qualifications
* The ideal candidate has a minimum of 15-20 years overall experience with 10 years of experience in successfully managing a high-volume residential real estate portfolio.
* Must be comfortable championing new ideas, identifying new opportunities, managing multiple stakeholders and collaborating with senior management and division directors.
* Experienced in MS Office (Excel, Word, Outlook, PowerPoint); Yardi experience preferred.
* Possess great attention to detail, great work ethic, and demonstrated leadership skills.
* Sound and ethical judgment.

Office, active sales, and management environment with telephones, in person conversations, and related sounds
Physical Requirements
Sits, Stands, bends, lifts, and moves intermittently during working hours. Will be required to use computers, telephones, copiers, printers, and other office equipment. May occasionally lift and/or move up to 10 pounds
