POSITION SUMMARY:

The primary responsibilities of this position include overseeing analysts and develop a deep understanding of the entire portfolio, actively seeking opportunities to enhance its value through strategies such as refinancing, sales, purchasing limited partner interests, etc. A key responsibility is to review macroeconomic trends and help forecast how these trends will affect the operating portfolio. This role will have responsibility for execution of some of the identified strategies, such as refinancing opportunities. Additionally, this role will help oversee portfolio operations and identify macro issues and/or successes within the portfolio.

ESSENTIAL FUNCTIONS:

* Evaluates the physical product and operations of a portfolio of apartment communities to maximize long-term value on behalf of ownership.

* Guides analysts in review of monthly operations of the portfolio, looking for macro trends within the portfolio.

* Helps find and research macroeconomic environment changes and how these changes affect the overall portfolio.

* Works closely with Value Event team members to prepare properties for significant events, such as: refinance, sale or re-syndication.

* Helps manage the stable loan portfolio - looking for opportunites to refinance loans to take out proceeds or reduce debt service and also manage loan maturities.

* Attends and contributes as needed in all refinance, sale and quarterly portfolio review meetings.

* Helps to communicate with property management regarding plans of action to prepare asset for significant events, such as refinance, sale or re-syndication or change in ownership goals.

* Works collaboratively with all departments to ensure that annual owner goals are achieved.

* Communicates clearly and intelligently with multiple vendors, departments, financial agencies, investors and lenders.

* Reviews portfolio for opportunities to create value through a refinance, opportunistic sale of a project, changes in LURA's, etc.

* Analyzes opportunities to consolidate interests by working with limited partners to exit projects where possible.

* Manages the real estate tax process, including reviewing asset valuations and coordinating tax protests.

* Calculates and monitor various department metrics.

QUALIFICATIONS:

* Bachelor's degree and/or minimum of five years of experience in real estate industry and/or finance.

* Excellent oral and written communications skills required

* Strong mathematical skills

* Computer literate including Excel and Word. Yardi experience is a plus
