We are seeking a highly skilled and experienced Real Estate Diligence Director to join our team. The ideal candidate will possess solid knowledge and expertise in building structural analysis, foundation evaluation, mechanical systems assessment, seismic risk analysis, as well as an understanding of survey, easements, title matters and environmental issues and related impacts. The role will involve conducting thorough due diligence on potential real estate acquisitions to ensure informed investment decisions.
KEY RESPONSIBILITIES
- Work with COO to update and document the Company's due diligence process including responsible parties for real estate acquisition due diligence.
- Responsible for the overall due diligence for each investment including creating the initial due diligence plan, contracting with vendors, attending site inspections (travel required), reviewing vendor reports and ensuring all key findings are highlighted in investment committee package and included in ownership plan with related costs estimates.
- Responsible for coordinating with key Welltower stakeholders related to the ownership plan including the capital team, legal, risk management, and investment team.
- Identify the various risks, quantify the risks, identify opportunities to mitigate, transfer or eliminate the risks and ultimately translate the various risks into business outcomes.
- Direct vendors and become the business expert at all items being diligence including physical plant, facilities, seismic reviews, environmental reviews, zoning, title/survey, etc.
- Tour and inspect site including walking all units and/or leading a team to walk all units as well as amenities, and other common areas.
- Prepare concise, clear reports and present findings and recommendations to internal stakeholders for decision-making purposes including budgets when appropriate.
- Perform all other duties as assigned.

COMPETENCIES
- Ability to learn quickly by leveraging various available resources.
- Natural inquisitiveness.
- Basic understanding of the key diligence components including property condition reports, environmental reports, seismic reports, land surveys, title reports, land zoning, etc.
- Excellent analytical skills with attention to detail and the ability to interpret complex technical data.
- Effective communication skills, both verbal and written, with the ability to present findings and recommendations clearly and concisely.
- Ability to work independently and collaboratively in a fast-paced, dynamic environment, managing multiple projects simultaneously and meeting deadlines.
TRAVEL
Significant travel is required – you must travel to each acquisition.
MINIMUM REQUIREMENTS
Experience: Minimum of 5 years of experience in real estate due diligence, building inspection, or related fields.
Education: bachelor's degree in civil engineering, structural engineering, real estate, construction, or a related field is preferred. Advanced degree or professional certifications (e.g., PE, SE, LEED) are a plus.
