Job Description:

Responsible for process and governance for all real estate activities across the North America portfolio. Properties include large bulk distribution centers, small and medium sized warehouse, hybrid retail/warehouse depots, institutionalized outdoor storage land sites, contact centers, and traditional office properties. Will work with LKQ corporate real estate staff and a depth of resources from the contracted external real estate service provider to proactively manage a real estate planning, spend management, and execution process for all properties across each of the company's business lines. Essential Job Duties:

  • Process and governance of all real estate activities across the North American real estate portfolio.
  • Develops real estate acquisition, disposal and management strategies to meet business requirements.
  • Analyze existing Real Estate portfolio, including leases, costs, space requirements and optimizing these on a continuous basis.
  • Determines lease or buy decisions regarding real estate in close collaboration with Supply Chain and the Regional business function stakeholders (Wholesale, Specialty, Self Service).
  • Management and ongoing refinement of the real estate process in order to deliver the most efficient financial budgets in advance of lease critical dates and aligned with the evolving needs of each business unit site.
  • Lead recurring portfolio reviews with senior management and key stakeholders to attain inputs from the business and integrated spend management responsible partiesincluding operations, capital expenditure budgets, fleet/transportation, labor, ESGto align with real estate strategies.
  • Deploy database metrics to feed portfolio analytics, critical date management and portfolio forecast planning.
  • Manage relationships with the contracted external real estate service provider, brokers, consultants, attorneys and finance professionals.
  • Drive continual improvement in all aspects of real estate portfolio management by participating on project teams to ensure timely completion of projects and driving the development of project, service and capital budgets.
  • Assist with corporate acquisition real estate due diligence.
  • Perform analysis and resolution of real estate/property operating expenses.
  • Creating annual real estate portfolio budgets.
  • Providing quarterly financial forecasts.
  • Manage activities related to staffing, including hiring, orienting, evaluating, disciplinary actions, and continuing education initiatives.
  • Assume other duties as assigned.
Supervisory Responsibilities
  • Lead the work of others who perform essentially the same work. May set priorities, schedule and review work, but have no responsibility to hire, terminate, review performance and/or make pay decisions.
Education & Experience
  • Bachelor's degree in real estate, business administration, or a related field; advanced degree or relevant certifications (e.g., CCIM, MCR) preferred.
  • 7+ years of experience in commercial real estatepreferably with specific track record in one or more of the fields of corporate real estate, development, project management, real estate finance investments.
  • Proven process management experience.
