SUMMARY:

We are seeking an experienced leader to manage our dual-branded flagship property that opened in June 2019. The ideal candidate would have multi-property Marriott experience in the extended stay and select service markets. We need a strong leader, coach, and team builder with experience in managing a staff of 50+ employees.

ESSENTIAL FUNCTIONS:

The Dual Property General Manager will responsible for generating profit to meet or exceed budget expectations while maintaining exceptional operational and guest service standards. A strong background in both the extended stay and select service markets is essential while effectively leading and managing a high-performing Executive Team and indirectly managing a team of approximately 80 employees.

  • Develop, administer, and control the hotel revenue and expense budgets
  • Accurately forecast short-term revenue and adjust labor and expenses to maintain profit margins and flow through.
  • Ensure compliance with purchasing procedures.
  • Focus and capitalize on all potential operational efficiencies that are possible as part of the dual-branded structure.
  • Analyze Profit & Loss statements and General Ledger accounts. Submit P&L variance reports in a timely manner.
  • Train department heads on proper GL coding of expenses.
  • Ensure that all departments properly manage timesheets to accurately process the hotel payroll.
  • Ensure all reporting requirements are met in all departments.
  • Authorize direct bill accounts and monitor the administration of accounts receivable.
  • Handle certain top and target accounts; participate in joint sales calls.
  • Provide direction, and input, and approve the hotel Marketing Plan.
  • Follow up as needed on the Marketing Plan. Review top and target accounts and weekly call reports with sales staff.
  • Work closely with the DOS and front office staff to monitor negotiated rates, execute appropriate market segmentation strategy (especially as it relates to extended stay occupancy mix), and review guestroom inventory management to ensure maximization of total hotel revenue.
  • Maximize revenue through the Yield Management and inventory control systems daily.
  • Hire, train, counsel, and motivate the management team.
  • Ensure proper selection, training, counseling, and motivation of hourly employees.
  • Ensure proper administration of benefits programs to all hotel employees.
  • Conduct all management (direct reports) performance appraisals and review all hourly personnel performance appraisals.
  • Review all hourly employee disciplinary procedures and documentation. Train the leadership team to follow positive discipline steps up to and including termination and to correct all performance deficiencies.
  • Develop a culture of customer service and ensure an employee attitude of attentiveness and anticipation of guest needs.
  • Ensure proper delivery of guest special requests.
  • Meet with and solicit comments from guests on a regular basis to determine their level of satisfaction with all guest services and facilities.
  • Monitor results of guest satisfaction. Take appropriate corrective actions on a timely basis.
  • Respond to and follow up on all guest complaints. Ensure guest satisfaction with resolution of the complaint or problem.
  • Inspect guestrooms on a spot-check basis for cleanliness and proper guestroom care.
  • Maintain a high level of attention to detail in all areas of the hotel such as curb appeal, public space, guest rooms, food & beverage, etc.
  • Develop and maintain hotel programs to ensure that the Quality Assurance Program criteria are met.
  • Have a thorough understanding of all brand standards and management company SOPs to ensure compliance.
  • Monitor the preventative maintenance program to ensure ongoing compliance and proper care of the hotel asset.
  • Personally inspect all guest rooms a minimum of once a quarter.
  • Complete written reports on the status of the property regularly as well as after a QA inspection.
  • Complete and submit all forms for capital improvement for the hotel.
  • Maintain current licenses and permits as prescribed by local, state, and federal agencies.
  • Ensure all employees are trained to act according to procedure in the event of an emergency or accident at the hotel.
  • Ensure a viable key control program is in place in all hotel departments.
  • Ensure all cash handling and control procedures are in place.
  • Ensure that the security and safety needs of the employees, property, and guests are met.
  • Aggressively minimize accident, workmens compensation, and unemployment claims and resulting costs.
  • Maintain an active and visible position in the local community and industry.
  • Develop and maintain rapport with competitor hotels, City Convention and Visitors Bureau, Chamber of Commerce, lead sources, clients, etc.
  • Participate in community activities, employee functions and guest events.
  • Attend Marriott Business & Marketing Council Meetings.
  • Conduct regular staff and attend regular departmental, sales and safety meetings.
  • Respond to Corporate/Ownership requests. Follow-up with the Management/Ownership on a regular basis.
  • Be readily available for all guests and associates.
  • Promote open-door policies.
  • Evaluate and respond to annual Employee Engagement Survey results.
  • Actively engage with employees and guests on a daily basis.
  • Ensure that all required training requirements are met and maintained for all associates.
  • Coordinate and participate in the hotel MOD program.
