POSITION PURPOSE:Maintaining the overall appearance and operating condition of the assigned building(s) in compliance with company standards.ESSENTIAL FUNCTIONS:
- Perform day-to-day inspections and complete preventative maintenance as scheduled and under the direction of the chief engineer. Assist in obtaining maximum operating efficiency of the following building systems:
- - HVAC equipment
- - Plumbing systems
- - Electrical systems
- - Fire Life Safety systems
- - General building maintenance and repair
- Conduct all work in compliance with all environmental laws, codes and company directives.
- Manage the tenant response and work order system to ensure excellent service. Complete comfort adjustments to the HVAC system, repair plumbing, and assisting with lighting as needed.
- Perform regular building inspections in the area of restrooms, plumbing, and HVAC systems, and report to chief engineer. Submit written reports with corrective recommendations.
- Perform water treatment testing once per shift, per day. Audit all chemical logs and programs to ensure that water treatment is being performed as required. Review all water treatment report from the contractor and report any discrepancies to the chief engineer.
- Review plans and drawings on new tenant construction and remodeling pertaining to HVAC, plumbing and electrical systems. Compare these plans to the Building Standard and contact the assistant chief engineer or chief engineer to report discrepancies.
- Maintain a familiarity with the fire and life safety systems, particularly the fire alarm system. Respond to alarms and trouble indications.
- Maintain and oversee the maintenance of records and reports relate to physical facilities, as directed by chief engineer:
- - Complete daily log with readings and relevant information.
- - Check engineering management information systems as directed.
- - Review energy management information that support quality decision making to minimize energy consumption while maintain proper building temperatures.
- Respond to all property emergencies related to the maintenance and/or repair requirements of the building.
NON-ESSENTIAL FUNCTIONS:
- Provide follow-up on actions taken in response to tenant and management requests.
- Assist in snow and ice removal as needed.
- Maintain all mechanical areas in clean, orderly and painted condition.
- Complete familiarity with Emergency Procedures and take action in emergencies
- Perform other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)
- High school diploma, GED or equivalent.
- One to four years of experience in settings having mechanical, electrical, HVAC and plumbing systems
- Possess trade valid licenses as required by local regulatory authorities and valid state-issued driver license.
KNOWLEDGE, SKILLS AND ABILITIES:
- COMMUNICATION SKILL REQUIREMENTS:
- Ability to read and interpret English language documents such as safety rules, operating and maintenance instructions and procedure manuals.
- Ability to effectively present information to tenants, vendors, coworkers and others.
- Ability to read and evaluate specifications, blueprints and line diagrams. Effectively communicate to property manager or Chief Engineer any issues or questions regarding specifications provided by vendors.
- MATHEMATICAL SKILL REQUIREMENTS:
- Possess basic arithmetic abilities, to include ability to calculate ratios and percentages.
- REASONING SKILL REQUIREMENTS:
- Apply sound judgment in carrying out or issuing instructions.
- Ascertain tenant needs and develop strategies to meet them.
- Juggle multiple priorities effectively.
- TECHNICAL SKILL REQUIREMENTS:
- Demonstrated knowledge of engineering and preventative maintenance principles.
- Experience in using third-party software for Preventative Maintenance, Corrective Maintenance and maintaining service records.
PERFORMANCE METRICS:
- Ensure all tenant work orders are performed correctly and in a timely manner.
- Ensure all Preventive Maintenance work orders are performed correctly and in a timely manner.
