Next 150 Construction, LLC is responsible for self-perform labor, operated construction equipment, small tools, material, and consumables. Next 150 Construction, LLC is a fully owned subsidiary of GIlbane Building Company.

Next 150 Construction is seeking an experienced self perform Estimator that will work closely with the Next 150 project management team as well as the Gilbane Building Company project teams delivering estimates for existing projects as well as hard bid estimates for new work. The Estimator will work with Next 150 and Gilbane teams on multiple projects in multiple geographic regions. Estimator will have the opportunity to assist with multiple projects at once with potential travel to the project job sites meeting with the project teams and subcontractors as required.

Responsibilities:

As an Estimator you will:

  • Have a self-perform estimating background including the trades below:
    • carpentry trades including rough carpentry, in-wall blocking, doors (includes door, frames and hardware) finish carpentry such as millwork & trim install & division 10 installation
    • concrete work including foundations, flat work, slab on metal deck, structure concrete
    • general requirements (general conditions) work such as temporary protections, safety, site fencing, barricading, hoist decks, etc.
    • procure pricing for trade appropriate equipment, tools and materials
  • Perform on-screen plan takeoffs for the trades listed above
  • Review project specifications
  • Obtain vendor quotes through our Next 150 teams or direct with vendors as required
  • Provide change order pricing to project management team
  • Analyze project results upon completion and identify methods and strategies for future estimating improvement
  • Produce quantitative surveys and accurate pricing for a project from its early inception through an acceptable working budget, GMP, or Lump Sum Price
  • Coordinate project documents for the GMP and Lump Sum Bid project delivery methods
  • Obtain and present unit pricing data
  • Responsible for outlining clarifications and qualifications within an estimate
  • Provide back up for estimates to be used during analysis and review
  • Secure and contact sources for cost estimates for all specialty items
  • Identify indirect costs and General Condition items within estimate
  • Possess and apply knowledge of unit prices and the material/labor component
  • Establish and maintain relationships with subcontractors and suppliers to ensure competitive pricing
  • Produce manpower estimates to coincide with construction estimate
  • Compile complete estimate/bid package breakdown based on input from others
  • Establish estimating protocols for specific types of documentation
Qualifications:

EXPERIENCE/EDUCATION

  • BS or MS degree in Engineering or Construction Management
  • 3-5 years of relevant experience
  • Or equivalent combination of education and experience

KNOWLEDGE, SKILLS & ABILITIES

  • Site work software tools for take-offs
  • Self perform estimating background is required (experience with take offs and estimates for concrete work including foundations, flat work, slab on metal deck, structural concrete)
  • Basic understanding of conceptual estimating
  • Knowledge of Procore software
  • Strong written and verbal skills
  • Ability to work in a team based environment
  • Proficient in Microsoft Office programs
  • Understanding of Contract Document & Specifications

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. For Cleveland, OH, Columbus, OH, Milwaukee, WI, Pittsburgh, PA and Upstate NY this ranges from $76,000.00 -$105,000.00 plus benefits and retirement program.For Providence, RI and Glastonbury,CT this ranges from $81,000.00-$110,000.00 plus benefits and retirement program.For Chicago, IL this ranges from $85,000.00-$115,000.00 plus benefits and retirement program.

For Boston,MA and Arlington, VA this ranges from $90,000.00-$122,000.00 plus benefits and retirement program.
