The role handles client service requests per the scope of work outlined in the agreement and serves as an advisor to clients regarding projects, tasks, and operations, which may require working evenings and weekends as needed.Location: Ronald Reagan National AirportMonday through Friday 8:00 am - 5:00 pmBenefits:

ESSENTIAL JOB DUTIES AND RESPONSIBILITIESManagement
  • Communicate daily with Keystone leadership; provide weekly project status updates.
  • Ensure accurate and timely submission of labor hours to appropriate personnel.
  • Monitor, prepare, and submit reports on project progress, problems, and solutions.
  • Implement and manage project changes and interventions to achieve success.
  • Check emails and follow up with clients to ensure satisfactory issue resolution.
  • Ensure timecards are accurate and submitted to the appropriate payroll personnel on time. Advise HR of payroll discrepancies.
Project Management
  • Oversees installation of equipment and components for projects.
  • Provide technical guidance and conduct inspections to ensure proper maintenance and support of building systems (mechanical, electrical, plumbing, HVAC, safety, waste management).
  • Manage facility assets and provide recommendations based on life cycle.
  • Manage contractors to ensure adherence to contracts; specifications and schedules.
  • Manage client relationships, coordinating maintenance, repairs, security, janitorial services, waste removal, landscaping, snow/ice removal, and overall facility and property management.
  • Identify opportunities for improvement of the facility and the facility maintenance program.
  • Procure and transport equipment, materials, and supplies for local accounts.
  • Capture before and after work photos. Provide to the Account Director on a weekly basis.
Client Relationship and Vendor Management
  • Establish and maintain positive relationships with clients, partners, and vendors.
  • Visit multiple client locations during business and non-business hours, including evenings and weekends as requested.
  • Serve as on-call point of contact.
  • Validate periodic task requirements with clients and ensure proper resource availability.
  • Interact with clients to obtain feedback, troubleshoot problems, and address concerns.
  • Complete periodic facility walk-throughs to identify needs and concerns.
  • Coordinate with vendors to complete periodic services.
  • Respond to client requests/problems in a timely and courteous manner.
Financial Management
  • Control project expenses, supply orders, equipment, and overall site inventory; submit receipts and invoices.
  • Ensure projects are completed on time, within budget, and aligned with master plans and schedules.
  • Monitor account budgets, forecasts, and expenditures to optimize resource allocation.
  • Identify opportunities for cost savings, efficiency improvements, and revenue enhancement within client accounts.
  • Collaborate with finance and accounting teams to ensure accurate billing, invoicing, and financial reporting.
  • Manage expenses; submit itemized receipts monthly to the Account Director.
Risk Management and Compliance
  • Ensure compliance with company policies, procedures, and industry regulations.
  • Identify and mitigate risks associated with client accounts, such as contract disputes, or financial discrepancies.
  • Address any compliance or regulatory issues in a timely and effective manner.
  • Ensure operational compliance with all appropriate laws and policies (including OSHA safety practices and procedures.)
  • Ensure completion of company issued safety programs.
KNOWLEDGE, SKILLS AND EDUCATION
  • Bachelors degree in business, facility management, engineering or building construction or a combination of education and equivalent experience.
  • Advanced level of understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • 7-10 years of facility management experience.
  • Advanced skills in Microsoft Office, with heavy emphasis on PowerPoint and Excel, CMMS, and Construction Management Software.
  • High proficiency with Computerized Maintenance Management (CMMS) system.
  • Minimum of 5 years of experience in mentoring, guiding and directing employees in a similar job group.
  • Proven interpersonal skills, including the ability to communicate in oral and written forms effectively and efficiently, sufficient to exchange or convey information and to give and receive work direction.
  • Excellent critical thinking and problem-solving skills, including the ability to maintain composure under stress, offering solutions to resolve issues.
  • Strong organizational skills, ability to multi-task.
SUPERVISORY RESPONSIBILITIES/LEVEL OF SUPERVISION
  • Manage and supervise 1st, 2nd, and 3rd shift technicians, Responsible for training, development, and work assignments.
  • 24/7 Operation.
  • Conduct performance appraisals; reward and coach employees; discipline adhering to Keystone policies; address employee issues promptly.
  • Proven ability to manage by influence and ability to build and maintain credibility.
  • Receives general direction as to goals and the achievement of those goals. Evaluated based on the successful performance of essential job duties and responsibilities and achievement of goals.
  • Participate in the interview process; assist with the selection of new employees for the team; onboard and train employees as needed.

WORKING CONDITIONS AND PHYSICAL REQUIREMENTSThis is a full-time position, 40 hours per week, with additional hours, as needed, to address the needs of the customer.   • Pass a Federal Aviation Administration background check.
  • Pass the Ronald Reagan National Airport SIDA badge and drivers test within two (2) tries.
  • Pass a driving history check.
  • Possess a current driving license.
