The salary range for this position is $100,000/yr. - $115,000/yr. dependent on prior work history and experience
Responsibilities:
The Building Engineer is responsible for opening and ongoing operations of a new luxury senior living community, located in a high-rise, urban market. The Building Engineer manages all aspects of maintenance operations including leading the maintenance team, maintaining all physical aspects of the community, fundamental understanding of building mechanical and electrical systems in high rise buildings, managing the warranty process and ensuring resident satisfaction.
- Manage preventative maintenance efforts for all physical aspects of the buildings HVAC, electrical, plumbing, flooring, painting, major appliances and amenities.
- Manage outside vendors and contractors, as applicable, including negotiating with vendors and suppliers and enforcing contract terms and conditions.
- Responsible for interviewing, hiring, training, developing, and evaluating assigned staff.
- Implement and monitor programs to control expenses and improve customer satisfaction.
- Manage department expenditures within approved budget.
- Manage the apartment turnover process to ensure vacated rooms are available to rent in a timely manner.
- Maintain company customer service standards by addressing all requests through the work order management system and follow through to ensure issues are resolved.
- Inspect grounds, building and apartment homes on a regular basis to ensure all physical aspects of the community are fully functional at all times and are in compliance with DOH and company standards.
- Ensure compliance with all federal, state and local laws while adhering to Atrias policies, procedures and safety standards.
- May drive company vehicle from community (only if required by community).
- May perform other duties as needed and/or assigned.
Qualifications:
- Bachelors Degree in related area and/or five (5)+ years high rise property management experience
- Advanced knowledge in the areas of building facility management, project management and engineering, building codes, capacity, fire safety, organization and departmental principles.
- Specific experience with complex building systems including building automation systems, work order tracking and management, access controls and life safety systems.
- Strong customer service mindset and ability to follow through until requests are resolved.
- Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach and document performance issues and complete performance management expectations as guided by the company.
- Demonstrated ability to use independent judgement and discretion to make decisions designed to achieve company expectations and goals for the community.
- Advanced knowledge in the use of maintenance tools, supplies and equipment and the ability to train others in their safe and appropriate use.
- Advanced skills in working collaboratively and influencing others.
- Advanced skill to multi-task and effectively prioritize.
- Working knowledge of computer systems and applications.
- Ability to effectively communicate through cell phone, email, conference calls, remote video conference and text.
- Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8-9 feet.
- Ability to be on-call and work weekends as required by work schedule.
