This is an exceptional opportunity to become a key member of our highly qualified, collaborative, and motivated building inspection team.Summary DescriptionThis is highly responsible and technical work involving management of all day-to-day facilities maintenance operations for a South Florida municipal government client. This position is responsible for carrying out a broad range of technical and administrative functions involving planning, supervising, and reviewing the work of contractors engaged in the maintenance, repair and overall integrity and operational functionality, including aesthetics, of municipal government facilities.This position receives assignments from the Director of Public Works of the client.Essential Duties & Responsibilities
  • Delivers a high level of customer service.
  • Conducts inspections of city facilities to ensure that the appropriate levels of maintenance are being performed.
  • Evaluates facility condition and uses these evaluations to recommend and prioritize maintenance and repair work.
  • Be physically present to monitor City Hall building operating environment during all City Commission meetings and other public meetings at City Hall.
  • Self performs minor maintenance and repair tasks; supervises and works alongside a facilities technician.
  • Oversees all contractors and vendors (HVAC, carpentry, plumbing, lighting, roofing and electrical, fire protection, custodial, emergency generator, etc) involved in the operation and maintenance of city buildings.
  • Coordinate construction projects, remodels, and other special projects.
  • Plans, prioritizes, and coordinates maintenance activities with contractors and internal departments to remedy deficiencies and schedule preventive maintenance.
  • Monitors and evaluates contractor performance. Monitors work in progress to identify problems, and to ensure organized and efficient work and a quality work product; coordinates with internal and external customers regarding work in progress.
  • Performs inspections of contractors' work to ensure completion in accordance with plans, specifications, and city design criteria.
  • Manages Building Automated Systems (BAS) and other control systems to monitor, adjust and respond (24/7) to building operational issues and alarms.
  • Utilizes Computerized Maintenance Management Systems (CMMS) work order systems/Enterprise Asset Management (EAM) software to track all maintenance and improvement tasks, activities and projects.
  • Prepares necessary reports from CMMS related to operations/maintenance activities.
  • Coordinates with internal and external customers regarding work in progress.
  • Manages the fuel (gasoline and diesel) dispensing station and fuel software.
  • Schedules the intake of new vehicles and equipment; oversees the contracted vehicle maintenance service vendor.
  • Maintains and update all facility equipment information in asset management/work order software.
  • Develops preventative maintenance (PM) work orders for all aspects of building maintenance in work order software; oversees and ensures that all required preventive maintenance activities for all building elements are performed on time.
  • Acts as the Deputy Logistics Chief in the City's National Incident Management System (NIMS) organizational chart.
  • Assists in preparing requests for proposals, scopes of work and task orders for contracted projects in preparation for informal solicitations.
  • Takes proper safety precautions, anticipates unsafe circumstances, and acts accordingly to prevent accidents; reports all accidents and damage to city property.
  • Maintains awareness of new trends and developments in the field of facility maintenance; incorporates new developments as appropriate into programs.
  • Perform related duties as required.
Knowledge of:
  • Operations, services, and activities of a building maintenance, repair, and construction program.
  • Materials, methods, terminology, equipment and tools used in the maintenance, repair of building structures including those used in performing carpentry, plumbing, HVAC, electrical and painting work.
  • Building Automated Software and work order (CMMS) software applications.
  • Equipment, tools and materials used in facility maintenance activities.
  • Computers and software applications such as word processing, spreadsheets, and databases.
Ability to:
  • Read and understand construction drawings, plans and specifications.
  • Organize, implement and direct facility maintenance operations and activities.
  • Develop cost estimates for supplies and equipment.
  • Perform the most complex maintenance duties and operate related equipment.
  • Demonstrate tact and diplomacy with the internal customers (building occupants).
  • Develop and recommend systems and procedures related to assigned operations.
  • Obtain required NIMS certifications (IS-700, ICS-100, ICS-200, IS-800, ICS-300, ICS-400, ICS-701, ICS-703).
  • Communicate clearly and concisely, both orally and in writing.
Education/Training:
  • Education/Training: Associates Degree, technical school or two years of college level course work in Building Construction Technology, Engineering Technology, engineering, or a related field; or equivalent combination of education and experience.
  • Experience: Five years of increasingly responsible facility maintenance experience including some lead supervisory experience.
  • License or Certificate: Possess a valid Florida Driver's license and has an acceptable motor vehicle record.
