An Overview
A Facilities Maintenance Specialist performs skilled work in the maintenance, repair and alteration of fixtures, equipment and buildings in the Department of Community and Human Services. An employee in this class is responsible for performing a variety of building trades tasks in accordance with verbal or written work orders which may be accompanied by sketches, penciled layouts or blueprints. General supervision is received from a superior, but the employee is expected to perform most tasks independently.
What You Should Bring
The ideal candidate should have thorough knowledge of the methods, practices, tools and materials used in building maintenance and repair work; thorough knowledge of occupational hazards and necessary safety precautions applicable to building maintenance work; skill in the use and care of tools and equipment necessary to perform various building maintenance and repair tasks; and some knowledge of State, local and national codes; skill in the building trades such as carpentry, plumbing and electrical work; ability to interpret and work from blueprints, sketches and penciled layouts; ability to plan and supervise the work of others; and the physical ability to perform the manual job tasks of the class.
The Opportunity
* Monitor, repair and replace controls for major/minor HVAC equipment to include VFD drives pneumatic and digital thermostats;
* Replace consumable parts on major/minor HVAC equipment to include belts, filters, pumps, bearings and couplings;
* Repair and replace plumbing parts and fixtures to include supply lines, Sloan valve, faucets and o-rings;
* Clear out large and small drain lines;
* Repair, replace and troubleshoot electrical components and fixtures to include ballasts, contactors, relays and switches;
* Repair and troubleshoot major HVAC equipment to include rooftop units, cooling towers, chillers, low and high pressure boiler systems;
* Test, monitor and make minor repairs to building safety systems;
* Respond to after hours emergency repair calls;
* Performs administrative duties including answering emails, imputing information into MP2 system and communication with vendors;
* Provide maintenance and logistical support for City sponsored events;
* Repair and Install vanities, toilets, sinks, valves, stems, fixtures, traps, pipes;
* Snake toilet and sink drains;
* Repair and install light switches, indoor and outdoor lighting, garbage disposals, water heaters, dishwashers, heat pumps, A/C units, boilers, washer and dryers, breaker boxes, and sump pumps;
* Maintenance/ Carpentry - Repair and install drywall, painting, baseboard, carpet tile, ceramic tile, grouting, ceiling tile, patch work, window and door, locks, fences, landscaping, brick work, roof work, gutter cleaning and replacing glass;
* Supervise contractors in Pest Control, Electrical, Plumbing, Sprinkler Systems, Fire Extinguisher and General Contracting;
* Performs related work as required.

Minimum & Additional Requirements
Considerable experience on a skilled level in several building maintenance trades; and completion of high school or vocational school-level courses; or any equivalent combination of experience and training which provides the required knowledge, skills and abilities; employees must possess a valid driver's license issued by the State of their residence.
Preferred Qualifications
Expertise in HVAC, electric and/or plumbing systems, carpentry, maintenance, and repairs.

Schedule: Monday through Friday, 9:00AM - 5:30PM. As an Essential Employee, staff will be expected to be at work during weekends, holidays, or inclement weather if they have been scheduled.
