The Facilities Maintenance Technician role is primarily focused on the maintenance, repair, service, and troubleshooting of heating, ventilation, and air conditioning (HVAC) systems, alongside other major facilities. This includes managing electrical systems, central and branch facilities, buildings, grounds, and specialized equipment. The key responsibility is to ensure that all heating and cooling systems within company facilities operate efficiently and safely, adhering to all operational, business, and legal standards. The technician may perform, assist, or oversee repairs, additions, or modifications to the HVAC infrastructure.This is a skilled position that requires independent work, with the technician being provided a company field service truck. Work is carried out across a range of locations in East Tennessee, including service shops, industrial environments, and office facilities.The position is based in or near Knoxville, Tennessee, with a focus on HVAC systems across facilities throughout East Tennessee. Reporting to the Facilities Manager in Knoxville, the technician will travel regularly within the dealer territory, including occasional overnight stays.BASIC REQUIREMENTSHVAC or Electrician training through accredited technical schools, apprenticeships, or related military experience is preferred. A high school diploma is required.Five (5) or more years of hands-on experience in general maintenance with a strong focus on HVAC systems, including electrical diagnostics, advanced troubleshooting, and repair of 120 - 480-volt electrical equipment.Expertise in maintaining, repairing, installing, and constructing HVAC systems, as well as electrical, mechanical, plumbing, and pneumatic systems. Experience with cranes, hoists, air compressors, and other related equipment is also valuable.Candidates with limited electrical experience but strong HVAC repair skills will be considered.Flexibility to work nights and independently in remote locations.A strong focus on customer service, professionalism, integrity, and adaptability.Demonstrated urgency, initiative, and a drive for success.Excellent communication skills.A valid state driver's license with a current DOT medical card for towing, if required.Willingness to travel within the territory (up to 50% of the time).Ability to maintain a company vehicle equipped with both personal and company-owned tools and keep it in a clean and orderly fashion.RESPONSIBILITIESThe Maintenance Technician will read and interpret technical instructions, safety manuals, service manuals, company policies, and procedures with an emphasis on HVAC systems. They will work with electrical schematics, wiring diagrams, and ladder logic, demonstrating a thorough understanding of single-phase and three-phase circuit theory, as well as AC/DC circuit theory. Proficiency with test equipment and experience with electrical switchgear is beneficial. The technician will provide advanced troubleshooting and high-quality repair service for HVAC systems, ensuring that heating and cooling needs are met in a safe, efficient, and timely manner.The technician has safety and business responsibilities across a broad company territory, acting as a technical expert and primary support contact for HVAC systems. They will ensure an exceptional service experience by identifying, troubleshooting, diagnosing, and repairing heating and cooling systems within company facilities.SafetyKnow and follow all Company and customer safety rules, including maintaining a safe, clean, and orderly work area, fully participating in Company accident prevention and safety improvement activities.Must have the physical ability to wear Personal Protective Equipment (PPE), including protective glasses, protective gloves, and protective clothing and footwear as required by the job.Customer SatisfactionRespond to requests in a courteous and professional, timely, and responsive manner. Travel to designated facility sites to perform professional quality field service repairs consistent with Company standards. Maintain a clean, professional appearance.Advise Facility Manager of schedule and parts and supplies needed for necessary repairs. Work with Facility Manager to assist in addressing questions and problems as necessary. BusinessDocument detailed and complete descriptions of all repair operations performed, using required forms and procedures. Accurately record parts utilized, labor time, expenses, and mileage. Demonstrate a positive attitude and a high level of personal credibility and integrity with dealer employees, management, and co-workers.General ConditionsAll locations offer clean, safe working environments; however, work conditions may present hazardous and potentially lethal electrical energy may be present.A detailed knowledge of electrical systems and equipment and a demonstrated proficiency in safe troubleshooting and repair of electrical equipment using standard procedures is required. Must possess a basic set of industrial tools, including industrial hand tools, air tools, torque wrenches, and multimeters. Demonstrate troubleshooting and analytical problem-solving skills. Communicate effectively verbally and in writing.Follow Company procedures and standard operating procedures.Must be honest, reliable, and dependable, and display a positive attitude.Work well under occasional pressure or within deadlines.Work independently or with others in a collaborative, cooperative, team environment.Maintain a record of good attendance and document performance at prior jobs.Able to travel in an assigned region, and to work overtime, weekends, and/or holidays, sometimes with short notice.Overnight travel may occasionally be required.Candidate must meet all eligibility requirements to drive a Company Service vehicle, including but not limited to current, valid driver's license issued by the state in which they reside. Physical RequirementsPass a pre-employment background check, physical exam including drug screen, and meet all physical requirements for the position. Able to lift 20-70 pounds occasionally.
