SUMMARY Maintains Parks facilities by performing intermediate and advanced-level maintenance on mechanical, electrical, hydraulic, pneumatic, and manual systems for the City by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES Reporting relationships, work assignments, work schedules may be subject to change in order to meet City needs or operational requirements. Attendance at work and the ability to get along with the public, supervisors, and co-workers are essential elements of this position. Other duties may be assigned.

Performs a wide variety of master-level work in one or more of the facilities maintenance Trade area such as plumbing, electrical, carpentry, and HVAC.

Performs master-level work in repairing and performing preventative maintenance on Parks buildings, equipment, grounds, and properties.

Inspects City buildings and other structures to determine functional operational systems and to detect malfunctions and perform needed repairs.

Performs master-level electrical maintenance, including but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent, LED and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools. Also responsible for installing wall-mounted heaters and hand dryers, including adding additional breakers and wiring as needed.

Performs master-level plumbing and water-service maintenance including but not limited to replacement or repair of toilets, sinks, faucets, and drinking fountains, unclogging of drains using appropriate tools ie cable machine and or toilet auger,, trenching and laying new lines, replacing drain hoses on washers and similar devices, ability to solder copper install pvc etc.). Additionally, responsible for installing new drinking fountains, toilets, and faucets, including running new water and drain lines as required.

Performs master-level facilities maintenance activities, including but not limited to painting, carpentry, and masonry work. Tasks include preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes; hanging doors; fitting locks and handles; building and installing a wide variety of signs and anchoring posts and poles in parks and trails; executing concrete flat work such as bench pads, trash pads, and drinking fountain areas; and undertaking trail replacement projects.

Possesses the technical knowledge at the master-level of the function of a wide variety of motors, pumps, filters, chemical feeders, chlorinators, and related pool equipment; pool water chemistry and the characteristics of chemicals used to maintain safe conditions; occupational hazards and necessary safety precautions in handling hazardous chemicals; and pool operations. Obtain and hold a Certified Pool Operator license

Possesses experience and qualifications in planning and estimating complete overhauls or replacements of entire facility maintenance operating systems, including plumbing, electrical, carpentry, and HVAC.

Possesses experience and qualifications in budget-management and budget-planning as it related to performing complete overhauls or replacements of entire facility maintenance operating systems, including plumbing, electrical, carpentry, and HVAC.

Technology Knowledge: Tyler Enterprises, Executime, BambooHR, Microsoft Office including Outlook, Word, Excel, and Work order tracking systems for all daily weekly and monthly work orders and preventive maintenance inspections

SUPERVISORY RESPONSIBILITIES Oversees the daily operations, work quality, and duties adherence to national and state codes of journeyman and apprentice facilities maintenance technicians working under their charge. ?

EDUCATION and/or EXPERIENCE High school diploma or General Education Degree (GED) and four (4) years of technical college-level education in the facilities maintenance trades, and eight (8) years of practical experience in facilities maintenance Trade areas such as plumbing, electrical, carpentry, and HVAC. Or eight (8) years related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS.

* Must have and maintain a valid driver's license.

* Position may require a commercial driver's license.

* Possess a four (4) certifications in facilities maintenance Trade areas such as plumbing, electrical, carpentry, and HVAC and must possess a master certification. ?

* Obtain and hold a Certified Pool Operator license

* Position may require a Certified Playground Safety Inspector License

Facility maintenance Tech lll oversee all facility related maintenance inside of our 24 parks with over 200,000 square feet of indoor facility space and all hardscape areas inside our 1000 acres of park space also maintaining the mechanical operation and treatment of water quality in over 1 million gallons of water in our aquatic operations and seasonally responsible for building a 6.000 sq ft ice rink and maintaining mechanical operations.

The cost responsibility associated with this is keeping over 100 million dollars' worth of Facilities and parks operations safe and operating providing a premier destination and aesthetically pleasing park system to be a choice provider for our patrons by all trade duties listed but not limited to

Electrical, Aquatic, HVAC, Plumbing, Carpentry, Masonry,

* Facility Maintenance: This involves overseeing maintenance tasks for all indoor facilities across 24 parks, totaling over 200,000 square feet of indoor space. This could include tasks like repairing structures, fixing electrical issues, maintaining plumbing systems, and ensuring general safety and functionality.

* Hardscape Maintenance: Managing the upkeep of hardscape areas within the 1000 acres of park space. This might involve tasks such as repairing pathways, maintaining outdoor structures, and ensuring the overall aesthetic appeal of the park grounds.

* Aquatic Operations: Maintaining the mechanical operations and water quality treatment of over 1 million gallons of water in aquatic facilities. This would involve tasks such as monitoring filtration systems, adjusting chemical levels, and ensuring compliance with safety regulations.

* Seasonal Ice Rink Management: Building and maintaining on a 6,000 square foot ice rink, including overseeing the mechanical operations necessary for its functionality. This could involve tasks such as ice resurfacing, temperature control, and ensuring the safety of patrons.

* Trade Duties: Proficiency in various trades including electrical work, HVAC systems maintenance, plumbing repairs, carpentry, and masonry. This versatility allows the Facility Maintenance Tech III to address a wide range of issues that may arise in the parks and facilities.

* Safety and Cost Management: Responsibility for keeping over $100 million worth of facilities and park operations safe and operational. This includes managing budgets, prioritizing maintenance tasks, and ensuring compliance with safety regulations to provide a premier destination for patrons.
