Salary: $27.30Job Summary:The Facilities Maintenance Technician will perform general maintenance and repair duties on all facets of CPA owned and operated facilities. The position will report directly to the Facilities Manager. Essential Functions:
- Must possess working knowledge of all aspects of general facilities maintenance and repair (Painting, carpeting, tiling, carpentry, fencing, masonry, drywall, locksmith, roofing, light electrical, light plumbing, and light HVAC/R)
- Responds to customer requests and provides resolution in a timely and professional manner
- Performs carpentry duties to include but not limited to: wooden railing and step repair and installation, drywall and stud installation, drywall finishing, and door and frame installations
- Performs and neatly prepares, primes, and repaints interior and exterior properties
- Performs masonry duties to include repair of cracked and Spalding concrete, forming and pouring of new concrete pads, and the ability to repair pot holes in asphalt parking lots and roadways
- Removes, replaces and installs rolled and tiled carpeting
- Removes, replaces, and installs ceramic and porcelain wall and floor tiles
- Removes, replaces, and installs chain-link, vinyl, and wooden fencing
- Diagnoses and repairs mechanical and electronic door locking mechanisms
- Diagnoses and repairs minor roof leaks
- Ability to change faulty light bulbs and perform light electrical work such as outlet and switch replacement
- Ability to change faulty restroom fixture equipment and perform light plumbing work such as: paper product dispenser installation and repair, soap dispenser installation and repair, flush valve installation and repair, faucet installation and repair
- Ability to perform light HVAC/R work such as: filter and belt replacement
- Completes work orders and forms to ensure all documents regarding repairs/maintenance are complete.
- Read and interpret blueprints, sketches and schematics as they relate to buildings and utilities services systems
- Applies methods, practices, and procedures in preventative maintenance, inspection, repair, renovation, and minor construction of buildings and utilities
- Safely operates state vehicles and/or construction equipment in all weather conditions
- Maintains neat and tidy work areas
- Performs other maintenance duties as assigned
- During emergency conditions, all CPA employees are automatically considered essential employees and may be subject to recall. These events may include, but are not limited to, natural, man-made, or public health emergencies. Employees may be expected to perform emergency and/or recovery operations outside of their normal assigned responsibilities and routine working hours.
Minimum Qualifications:
- High school diploma or GED equivalent
- Minimum of 10 years hands-on experience in a commercial facilities maintenance or construction environment
- Must have a superior record of attendance
- Must be a team player able to perform in a fast-paced environment, be flexible and a self-starter
- Must be able to effectively communicate
- Must possess basic computer skills and be able to perform basic computer skills
Licenses / Certification Required:
- Possess a valid Florida Driver's License or the ability to obtain one within 30 days
- Able to secure a Transportation Worker Identification Credential (TWIC)
Physical Requirement:
- Must be able to pass a pre-employment physical
- Must be able to perform tasks involving the intermittent performance of physically demanding work typically involving some combination of reaching, climbing, bending, stooping, kneeling, or crouching and that may involve lifting, carrying, pushing and/or pulling of moderately heavy objects and materials between 20-50 pounds
- This is a safety sensitive position
- Requires sufficient ambulatory ability to inspect premises, including some ability to bend, stoop, and walk in confined areas. Physical agility required for climbing ladders, stairways and narrow walkways.
- Tasks are performed in indoor and outdoor environments. Due to the nature and location of the work environment, tasks include potential for intermittent exposure to disagreeable elements, e.g., heat, humidity, inclement weather
- Some tasks include working in and around moving vehicles and associated vehicle/equipment areas, where heightened awareness to surroundings and observance of established safety precautions is essential in avoidance of injury or accidents
- High noise environment
- Maritime environment, must be comfortable working near docks, piers and waterways
- Must be able to work nights, weekends, and holidays
- Must be able to safely operate equipment such as boom trucks, genie boom, scissor lifts and forklifts.
Environmental Requirements:
- Ability to work outdoors for extended periods in varying temperatures and weather conditions
