  • State of Ohio Stationary Engineer's License
  • four (4) years of paid full-time journeyman level experience (or a minimum of 48 months of experience within the last 8 years)
  • four (4) years apprenticeship level experience in the operation and maintenance of HVAC equipment and controls
  • two (2) year educational program in HVAC at a technical institute or college may be substituted for two (2) years of apprenticeship experience
  • Valid driver's license issued by the state of residency.
  • Chlorofluorocarbon (C.F.C.) training and certification required
Special Working Conditions and/or Hazards: May stand for long periods of time, lift heavy objects, and work in uncomfortably hot or cold environments, in awkward and cramped positions, or on ladders; could require working outdoors and be subject to inclement weather; lift up to 50 lbs without material handling device; ability to use and wear personal protective equipment: half-face respirators/dust mask, safety glasses, body harness for fall protection, arc flash clothing level two protection (hard hat, Class 2 gloves/leather, face shield, neck protector, coveralls), fire rated long sleeve shirts, earplugs/muffs and hand protection.Physical Requirements:Meet maximum weight requirements for ladders, personal fall protection equipment, and aerial lifts. Maximum lbs. include man and tools. Type 1A Extra Heavy Duty Industrial Ladder - maximum capacity of 300 lbs. Type 1AA Special Duty Industrial Ladder - maximum capacity of 375 lbs. Most personnel fall arrest equipment (full-body harness & lanyards) is labeled with a capacity limit of 310 lbs. Single Man Lifts - 300-350 lbs.Summary of Duties:
  • Provides primary response to tenant complaints regarding building automation systems (BAS), which includes HVAC, lighting, and fire alarm/suppression system; operates and interprets building automation systems; performs preventative maintenance; calibrates control components and makes repairs and replacements as needed.
  • Inspects, maintains and performs preventative maintenance on all components of HVAC systems (e.g. changes, rebuilds and services semi-hermetic compressor, replaces piping, replaces rotating equipment component, replaces electric and steam humidifiers, repairs air compressors and related control, replaces belts, pulleys, motors, etc.); pumps down, may excavate and recharge refrigerant systems, calibrates electrical and pneumatic control components and makes repairs as needed; diagnoses malfunctions and repairs or replaces defective systems through modification overhaul if necessary; operates emergency backup equipment as required; performs various semi-skilled and skilled tasks (e.g., plumbing, carpentry, wiring, painting, plastering, glazing, welding, etc.).
  • Operates and maintains domestic hot/cold water systems and water pressure booster system (e.g., semi instantaneous water heaters).
  • Performs chemical treatment of boilers, chillers and closed/open loop piping systems
  • Performs preventative maintenance and repair to building boiler and chillers systems and support equipment; treats water with rust preventative; greases and oils equipment; checks and replaces release valves; repairs pumps, stoker, air compressors, motors, duct-work, piping, emergency backup system, etc.
  • Maintains records of water usage, fuel consumed, steam, produced, gauge readings, and other related data as required.
  • Demonstrates regular and predictable attendance.
  • Performs other maintenance work as directed by supervisory personnel; serves as lead worker; works with contractors to solve and/or alleviate maintenance problems.
  • Performs duties of co-workers as required or assigned.
