Job Title:

Facilities Operations Specialist-Facilities Services

Job Summary:

To manage the operations and monitoring of building automated systems, fire alarm systems, elevator monitoring, telephone and radio systems for UMMC.

Education & Experience

High school diploma or equivalent and three (3) years of facilities maintenance, energy maintenance or other related experience; healthcare experience required.

Certifications, Licenses or Registration Required: Valid Driver's License required.

Knowledge, Skills & Abilities

Knowledgeable in energy management, HVAC, electrical systems, pump drives, elevators, steam systems and fire systems. Proficient computer skills and software applications, Interpersonal skills; Verbal and written communication skills; Ability to monitor, control and teach applicable systems; Strong organizational skills, detail-oriented; Customer service skills.

Responsibilities:

* Oversees the operation of the building automated system.

* Monitors the energy management computer system and reports any equipment failures and/or malfunctions.

* Monitors the fire alarm computer system to ensure proper notification of fire response personnel.

* Coordinates and assigns maintenance requests to appropriate facilities personnel.

* Prepares and maintains accurate logs, reports and records.

* Performs the entry of parameters to designated areas of the building automated system as directed.

* Manage 3rd party (contracted) campus response for fire alarms, medical gas panel alarms, water flow alarms, elevator entrapments and any other critical infrastructure systems on campus.

* Dispatch facilities technicians to assist in emergent situations.

* Serves as after-hours parking coordination, answering the emergency gate phone and receiving payment for parking fines.

* Liaises and coordinates on-site contractors with appropriate facilities personnel.

* Oversees UMMC travel vehicles check-in and check-out process and ensures proper documentation.

Requires frequent exposure to unpleasant or disagreeable physical environment such as high noise level and exposure to heat and cold, frequent handling or working with potentially dangerous equipment, occasional exposure to biohazardous conditions such as risk of radiation exposure, blood borne pathogens, fumes or airborne particles, and/or toxic or caustic chemicals which mandate attention to safety considerations, occasional working hours significantly beyond regularly scheduled hours, occasional travelling to offsite locations, frequent activities subject to significant volume changes of a seasonal/clinical nature, frequent work produced subject to precise measures of quantity and quality, frequent bending, occasional lifting and carrying more than 100 pounds, frequent climbing, occasional crawling, frequent crouching/stooping, occasional driving, frequent kneeling, frequent pushing/pulling, frequent reaching, occasional sitting, frequent standing, occasional twisting, and frequent walking. (occasional-up to 20%, frequent-from 21% to 50%, constant-51% or more).
