Position Summary
This position manages the Facilities Management Preventative Maintenance program and assists with the development and management of the facilities renewal planning program through facilities inspections, and data analysis of the CMMS in close coordination with department supervisors. Conducts design review to ensure alignment with university standards, and coordinates start of equipment and training of MEP equipment.

Minimum Required Education and Experience
Associate degree, or vocational or technical school degree - Field of study: HVAC, Plumbing, Electrical, Engineering/Construction Technology
Preferred Education and Experience
Bachelor's degree - Field of study: Bachelor's Degree in Engineering/Engineering Technology, Construction Management, Building Maintenance, or a related building maintenance or construction field.
Required Other Training, Certifications, or Licensing
State licensure in a building trade such as mechanical, electrical, and plumbing is desirable. Must have a valid North Carolina driver's license and be insurable by university carrier.
Job Duties
* Preventative Maintenance Program Manager Plans, organizes, maintains, and manages the operations and reliability of university facilities and general infrastructure systems. Establishes and monitors preventative maintenance processes and programs and facility inspection processes. Works with CMMS administrator to develop and modify preventative maintenance program, including updating preventative maintenance routines to incorporate new systems and update existing systems based on manufacturer's maintenance schedules. Inspects work performed by contractors for boilers, HVAC, plumbing, and electrical systems, for compliance with university standards and all applicable codes. Develop and administer QA/QC program for Preventative Maintenance
* Facilities Renewal Planning Assist with the development, management, and coordination of the facility renewal program and facilities assessment program; make prioritized recommendations as to the expenditure of budgeted renewal funds Analyze work order history via FM's computerized maintenance management system (CMMS) to identify possible maintenance/repair trends that may indicate areas of need. Assist with the management of various building inspection programs-both by subject matter experts and Elon staff. Interpret findings and assimilate them into the overall facility renewal plan. Ensure related documentation is up-to-date.
* Constructability and Design Review Provide review and MEP design assistance and submittal review for the construction department. Coordinate start-up MEP training of new/remodeled facilities for Facilities Maintenance Trades. Track punch list creation and facilitate completion in coordination with Planning Design and Construction
* Facilities Condition Assessments Perform in-depth inspections of campus building systems such as electrical, plumbing, heating, and ventilation systems, building envelope systems, and architectural/structural components and document findings. Cross-reference inspection findings against existing facility renewal project lists and other documentation. Assist with the development, management, and coordination of the facility renewal program and facilities assessment program; make prioritized recommendations as to the expenditure of budgeted renewal funds.
