Summary of Position: Participate in planning, coordination and supervision of remodeling projects, maintenance activities and day to day facility related needs. Provides overall project direction and leadership as assigned by the Director of Facilities. Supervise facilities maintenance technicians and HVAC maintenance technicians. Manage contracted services including corrective, preventative, and predictive maintenance for building/site related systems. Essential Functions 1. Complete all required College training and responsible for maintaining the skills necessary to complete the essential functions of the position as defined by the department. 3. Direct the business activities of district properties and utility systems - Supporting Action/Task May Include:
  • Provide supervision and oversight for daily maintenance operations
  • Assess and implement modifications and improvements to facility infrastructure, mechanical, electrical and plumbing systems
  • Oversee and inspect construction projects and repairs by outside skilled trades from beginning to closeout/invoicing
  • Participate in the planning and implementation of annual remodeling and construction budget
  • Provide budget oversight for campus5. Manage compliance standards - Supporting Action/Task May Include:
    • Maintain compliance for testing and balancing of air and hydronic systems and verify pressure vessels and elevator permits for the State of WI
    • Inspect, test and perform repair/maintenance work of all environmental control equipment in addition to maintaining accurate records of preventive maintenance manuals and equipment maintenance logs
    • Oversee chemical treatment programs for boiler and chilled water systems6. Supervisory and program oversight - Supporting Action/Task May Include:
      • Serve as facilities point of contact for sustainability and energy saving initiatives, programs and projects.
      • Coordinate, schedule and manage building and maintenance contracted services.
      • Supervise facility maintenance technicians and HVAC maintenance technicians.
      • Oversight and management of facility emergency on-call procedures. Establish the monthly emergency on-call schedule rotation. Provide assistance and guidance for facility related problems, mechanical, electrical, plumbing, and life safety systems on an as needed basis
      • Oversight and management of the building automation control systems including comfort concerns response protocol.
      • Oversite and management of the campus computerized maintenance management system including issuing work requests, updating records and scheduling work activities Qualifications Minimum Qualifications:
          Associates degree required in related field OREducation combined with appropriate occupation experience in related field totaling 3.5 years (7,000 hrs) ORRelated occupational experience totaling 3.5 yrs (7,000 hrs)Preferred Qualifications:
            Bachelor's degree Special Instructions/About Western This position reports to: Director - Facilities Starting annual salary range based on education and experience: $65,143 - $85,205 This position would include competitive salary, along with a wide variety of benefits available to full-time Western Technical College Employees.
