The Facilities Technician is responsible for the prompt and efficient performance of all tasks assigned by the Facilities Director and for continuous self-improvement of skills and expertise. We are looking for a reliable team member who is willing to uphold our community to the highest standards.General Responsibilities: Reporting to the Community Director and/or Facilities Director each morning, and as requested, for work assignments. Advising the Community Director and/or Facilities Director of maintenance problems and of programs designed to solve them. Satisfying service requests promptly (within twenty-four hours) and efficiently. If unusual circumstances make this impossible, the resident must be informed of the reasons for the delay. Informing the Community Director and/or Facilities Director of needed parts and supplies. Making recommendations for the purchase of supplies, equipment, and services. Meeting daily with the Community Director and/or Facilities Director and giving daily written reports of work completed, including all service requests and inspections sheets. Leaving notices in resident's apartments which state reasons for entrance and an explanation of any work performed. Keeping a permanent record of the service requests received. Observing the condition of any occupied apartment entered and reporting unusual circumstance, for example, uncleanliness, size and number of pets, appearance of floors, appliances, walls, light fixtures, etc. Overseeing the maintenance of exterior lighting, gutters, down-spouts, roofs and flashing, roadways, walks, laundry facilities, recreation areas, building and grounds. Knowing the location of all water, gas and power turnoffs, clean-out traps, fire hydrants, and fire extinguishers. Having available the telephone numbers of the police, ambulance service, fire department, power, gas, and water companies. Establishing and executing a regular preventive maintenance schedule for cleaning of furnaces and A/C coils, oiling motors, and circulating pumps, exterior painting, changing of filters, replacing of light bulbs in public areas, and the water heating equipment, boiler rooms and chiller equipment. Knowing current condition of all vacancies. Performing make-ready tasks in turnover units. Stripping any discarded appliances or equipment of any usable parts. Recording the serial numbers of appliances in each apartment. Attending all instructional classes conducted by the Directors. Thinking and working safely. Picking up any trash observed on the property while performing normal duties. Policing of the property and dumpster areas morning, evening and on weekends. Sweep & vacuum all public areas, stairways, halls, laundry rooms, building entrances and trash rooms as necessary. Wet mop and vacuum the public areas of all buildings three or four times a week, depending upon the usage and appearance. Dust & clean the washers/dryers in laundry rooms. Remove any trash left behind from the day. Dust all light fixtures, including hanging globes and wall mounted globes. Monthly clean them of insects, etc. Light bulbs are to be replaced as needed. Clean the mailbox fronts and public walls or halls, including trash room areas. Deliver notices and letters as directed. Trash out vacant apartments as directed. Pick up trash on grounds and in common areas daily or more often as necessary. Maintain a valid driver's license. Maintain professional image and attitude. Keep with the STR objectives and residents' welfare. Maintaining a clean, orderly, secure workshop. Assuming on-call duty as assigned.Qualified candidates will have a minimum of 3 years of janitorial experience. Maintenance experience is preferred, but not required.
