Essential Functions:
- Performs ongoing preventive and regular maintenance on all property mechanical, electrical, plumbing, structural, fire life safety, motors, panels, control systems, and other facilities related systems and equipment.
- Maintains responsibility for facility services, preventive maintenance, inventory control, contracted maintenance, general maintenance, and technical proficiency.
- Performs property inspections and reports findings to direct leader.
- Must have advanced skills in painting, taping, and wall papering.
- Responsible for the preparation and implementation of all types of paints, varnishes, sealers, and rust proofing
- Responsible for repairing, refinishing, staining, and touch-up of all woodwork and furniture.
- Moves office furniture, machinery, equipment, and other materials as requested.
- Replaces burned out light bulbs and ballasts, checks electrical circuits, repair dimmers, refrigeration controls and contacts.
- Familiar with the installation as well as the repair of any and all electrical equipment.
- Repairs doors, windows, and cabinet work.
- Fabricates office partitions, doors, cornices, counters, panel walls and ceilings.
- Performs all maintenance necessary to keep all locks and locking devices in functional and safe operating condition.
- Installs, connects and tests sanitary plumbing fixtures, fire sprinklers, hydraulics, refrigeration, various gases, steam and other pressure systems.
- Performs maintenance and repair functions on major system breakdowns. Independently diagnoses, repairs, and replaces property systems and equipment.
- Records readings and adjusts where necessary to ensure proper operation of equipment.
- Handles regular preventive maintenance of all HVAC and refrigeration equipment, including changing HVAC coils, filters, and belts
- Cleaning, inspecting, calibrating, and changing parts to maintain property HVAC systems to maintain optimum performance.
- Ensures safe, efficient operation of all equipment relevant to boilers, chillers, pumps, life safety equipment, air handlers and emergency generators.
- Perform periodic checks of tool and instrument inventory.
- Applies operational procedures as required by state and local codes.
- Performs water-testing treatment for boilers and chillers.
- Performs preventive maintenance of all kitchen equipment as directed.
- Perform drywall repair which entails mudding, taping, and finishing of wall and ceilings.
- Maintains inventory of spare carpet and related tools and supplies. Installs and/or repairs carpet and all types of flooring as directed.
- Responsible for the supervision of vendors and contractors upon request of Director of Facilities
- Responsible for the installation of Drop Ceiling Grid and tile.
- Updates work order statuses in real time and utilizes CMMS systems such as 360 Facility for all work performed.
- Completes Hazard Assessments and safety trainings as necessary.
- Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
- Responsible for general interior maintenance by repairing and hanging of signs, wallboards, pictures mirrors, and installing keyboard trays.
- Escalates issues to direct leader in a timely and efficient manner.
- Presents oneself as a credit to JACK Cleveland and encourages others to do the same.
- Meets the attendance guidelines of the job and adheres to regulatory, departmental and company policies.
Knowledge, Skills & Abilities:
- Must be able to sit, stand or walk for long periods of time (4 hours).
- Must be able to respond calmly and make rational decisions when handling employee conflicts.
- Must be able to maneuver throughout all areas of the property and from floor to floor either by stairways (minimum of 20 steps) or escalator.
- Must be able to lift and carry up to 50 lbs.; and, have the ability to push, pull, reach, bend, twist, stoop and kneel.
- Respond to visual and aural cues.
- Must have the manual dexterity to operate a computer and other necessary office equipment.
- Must be able to tolerate areas containing dust, loud noises and bright lights.
- Must be able to work varied shifts, weekends and holidays as needed.
- Ability to simultaneously manage several projects, and not be frustrated by changing priorities and unforeseen obstacles to achieving objectives.
- Ability to speak distinctly and persuasively.
- Must be able to read, write, speak, and understand English
Education and Experience:
- High school diploma or equivalency certificate is required.
- Previous experience in mechanical maintenance work, and building trades is required.
- General knowledge of HVAC, plumbing, Life/Safety Systems, boilers, chillers, emergency power systems, UPS systems, pumps, motors, VFD's, and Energy Management Systems
- Must be at least 21 years of age.
- Mechanical skills are essential.
Required Certification/License:
- FLS (Fire Life Safety) Experience a plus.
- HVAC or Refrigerant Certification and / or Building Trades Certification (i.e. electrician, welder, machine operator, carpenter, millwright, mason, etc.) required.
