Responsibilities:
Perform routine maintenance tasks, including repairing equipment and systems, and conducting inspections to ensure the facility's functionality and safety.
Identify and address maintenance issues, such as plumbing, electrical, and HVAC systems.
Diagnose and repair problems with building systems, equipment, and fixtures.
Respond promptly to maintenance requests from employees and facility management.
Implement preventive maintenance schedules to minimize equipment downtime and prolong the life of assets.
Keep records of maintenance and inspection activities.
Assist in ensuring the facility's security systems and safety measures are functioning correctly.
Report and address safety hazards and concerns.
Maintain an organized inventory of supplies, tools, and equipment required for maintenance and repair tasks.
Coordinate the procurement of necessary materials.
Collaborate with external vendors and contractors for specialized maintenance, repairs, and services.
Monitor vendor performance and adherence to service contracts.
Ensure compliance with Tenaris HSE requirements as well as environmental regulations and best practices for waste disposal, hazardous materials, and energy conservation.
Be on-call for emergency situations and respond promptly to address facility emergencies.
Collaborate with emergency response teams as required.
Documentation and Reporting:
Provide regular reports to facility management on maintenance activities and areas that require attention.
Collaborate with other facility management team members to ensure a seamless operation and continuous improvement of the facility.
Maintain iOFFICE service request module updated ensuring that ticket are closed on a timely manner and client is informed about their request status.
In some cases, FM Technician may perform Day Porter Duties as needed. See day porter activities.
Requirements:
High school diploma or equivalent; additional technical certifications or vocational training is a plus.
Proven experience in facility maintenance, building systems, and repair.
Strong knowledge of plumbing, electrical, HVAC, and general construction practices.
Ability to operate maintenance tools and equipment.
Strong problem-solving and troubleshooting skills.
Excellent communication and interpersonal abilities.
Attention to detail and strong organizational skills.
Ability to work independently and as part of a team.
Basic computer skills for maintenance reporting and inventory management.
Willingness to be on-call for emergency response.
Knowledge of environmental regulations and energy management is a plus.
