Job Type Full-timeDescriptionCAMS (Community Association Management Services), a local HOA Management company is on the search for a full time Facility Manager to work at a condominium complex in Atlantic Beach at Sea Spray Association. Position PurposeTo manage the maintenance for all the common areas and amenities of Sea Spray in a manner that facilitates routine operation and extended life. The on-site facility manager at Sea Spray is under the direct supervision of the Community Manager and is employed by the Management Company on behalf of the Association. While the Community Manager exercises daily supervision, the Board of Directors of A Place at the Beach II - Sea Spray Homeowners Association establishes and approves the duties and responsibilities of the on-Site Facility Manager. The Community Manager will administrate all the facilities manager's activities via input from the BOD President, through an action list updated weekly and checked to ensure proper CAMS and Sea Spray policies and procedures are followed. Hours of workThe work hours for the On-Site Facility Manager 7 AM to 4 PM Tuesday thru Thursday and 8 AM to 5 PM Friday and Saturday*in season, *out of season variable hours, but always to add up to be 40 hours per week, Tuesday through Saturday, (2 - 15-minute breaks during the day and 1-hour lunch break). Hours are subject to change as directed by the BOD. There may be times when emergencies or other conditions could necessitate a variance in these hours, in which case, appropriate time off will be granted during the week. Pay ScheduleThe On-Site Facility Manager will be paid twice monthly, based on the annual pay ($20-24 hourly) established by the Management Company and approved by the BOD. RequirementsEssential Functions and Basic DutiesThe general responsibilities of the On-Site Facility Manager are as follows. Annually •Prepare off season maintenance repair / capital improvements list with input from Community Manager and BOD. •Facility Manager's pool certification is reviewed yearly to make sure it is up to date and renewed every five years. •Perform an annual inventory of supplies and equipment.•Facility Manager's job performance is to be reviewed annually.• Daily •Be available for and manage routine and emergency carpentry, minor electrical, plumbing, and painting maintenance functions that fall under the responsibility of the HOA. •Ensure security and safety of the entire complex. Document and report suspicious vehicles and document and report rules violations.•All maintenance purchases $500.00 and above must be approved by Community Manager or approved by the BOD. All purchases require receipts attached to the proper form and turned in to the CAMS office.•Maintain and/or monitor operation of all facilities and functions and cleanliness of pools, laundry rooms, hallways, stairwells, grill areas etc.•Monitor, Report and Enforce parking regulations and restrictions during the* in and *off season.•Ensure the general cleanliness and appearance of the entire complex and office. Daily Tasks•First thing each morning, in season, ensure clean pool, removing all sand, hair, and other items, balancing chemicals, and adding fresh water per standard. Straighten pool furniture and remove any that needs repair to be repaired later. •Walk the entire property each morning. Pick up trash on the Common Area and identify issues and maintenance needs around the property. •Manage security and access to all roof access doors and equipment rooms.•Monitor and ensure that all hallways, stairwells walkways, decks, lobbies, parking areas and all common area grounds are kept clean and free of obstructions such as bicycles, surfboards, skateboards, garbage, and any other items that might constitute a hazard.•Keep nails/screws from protruding from wood decking to prevent walking hazard. •Monitor all pool gates, so they close securely. •Monitor water faucets, stairwell door closures/locks and fire doors for proper operation.•Monitor and maintain all common area lighting in the complex, including pool lighting.•Monitor all vendor activities and provide direction on all common areas where work is being performed.•Maintain a secure location for the unit keyEnsure the following tasks are Completed Weekly•Test emergency call box at pool.•Off season, perform pool chemicals check and clean pool as needed.Ensure the following tasks are Performed on a Regular Basis•Keep sand off beach walkway.•Monitor and replace decking boards and handrails that become splintery. •Monitor weep holes along vertical edges of pool deck so they continue to operate to drain pool deck. Seasonal Maintenance•Winterize property: all water shut down to showers before freeze. •Store pool furniture in designated storage closets. &fac12; of pool furniture is to be brought out before Easter weekend. The other &fac12; before Memorial Day. Take &fac12; of pool furniture in after September 30th then the rest before Thanksgiving. When Needed Maintenance•Respond to homeowner leak reports, and immediately report conditions and apparent cause to Community Manager about follow up to determine cause and prevent major damage •Suggest possible solutions for recurring problems to Community Manager and BOD president. •Monitor the landscape irrigation system to ensure proper irrigation of all landscaped common areas and report any problems to the landscape vendor. Then inform the Community Manager.•Accompany contractors on roofs for roof repairs, roof chase repairs, all other roof activities, in a manner to prevent roof damage. Make sure all roof doors remain locked. •Design and fabricate common element enhancements under the direction of the BOD president and Community Manager.•Monitor grounds for any stray animals that may cause a threat to owners or guests and report them to Animal Control.Salary Description 20.00-24.00 hourly
