THE ROLE

Venterra Realty is now hiring a GCS Field Associate, with previous experience in the multi-family industry or a similar construction related background. This position will share CAPEX and GCS projects, budget forecasting, due diligence support and other duties with various team members across all Venterra departments. The ideal candidate must be able to travel on short notice with their home office located in the Houston area. Focus regions will be Houston, San Antonio, and Austin, Texas.

THE DETAILS

A GCS Field Associate is responsible for overseeing the successful execution of a specific project from start to finish. This role involves writing contracts, commitments, coordinating, and ensuring that the project meets its goals on time, within budget, and according to quality standards.

Responsibilities include:

* Project Initiation

* Develop a project plan that include task, timelines, milestone, and dependencies.

* This should tie back to the master plan drafted by the Field Operations Manager and Planning Manager. This is a more detailed breakdown of the portfolio plan.

* With support of Admin, build out project path within software tool as per the standards built by Field Operations Manager.

* Opening projects, commitments, etc.

* Scope Preparation

* Prepare detailed scopes of work in Q1 (Q4 of prior year) to submit to PLM, FOM, and E/UW.

* Prepare detailed proposals and bid packages, outlining costs, timelines, and project scope for submission.

* Budget and Cost Management

* Approval of commitments submitted by Field Superintendent.

* Write and approve all contracts with support of Admin team.

* Track expenses throughout the duration of the project, ensuring adherence to the budget and implementing corrective actions as needed.

* Regularly update FOM on budget status.

* Schedule and Time Management

* Complete (with Field Superintendent) the full detailed schedule and ensure alignment with portfolio schedule form FOM and PLM.

* Monitor and maintain progress against the developed timeline, adjusting schedules as necessary to address delays. Ensure key milestones are met to keep the CPM aligned, updated stakeholders as necessary.

* Team Coordination

* Communication to Stakeholder and Client - Supported by Project Coordinator

* Act as the primary contact for stakeholders, ensuring they are informed and involved.

* Provide regular and standardized updates on progress, risk, and achievements through reports, meetings, and presentations.

* Quality Assurance & Control

* Implement quality control process and standards in conjunction with Field Superintendent. Conducting regular reviews and inspections to ensure standards are maintained.

* Adjust project processes as needed to ensure quality and efficiencies.

* Change Management

* Evaluate and approve or reject change requests, considering their impact on scope, budget, and timeline. Communicate changes to stakeholders, adjusting expectations and keeping everyone informed.

* Manage and control scope creep by ensuring changes are necessary and justified, maintaining alignment with project goals.

* Project Tracking

* Track KPIs to measure project performance, such as on-time delivery, budget adherence, and quality.

* Regularly monitor and report progress against the project plan, using metrics to assess overall performance.

* Make data-driven adjustments as needed to stay on track and meet project objectives.

* Project Closeout

* Ensure that all project deliverables meet quality standards and are ready for handover to the client or end-user.

* In conjunction with planning team (Admin and Coordinator) document project processes, outcomes, and lessons learned for future reference and improvement.

* Conduct a final review with stakeholders, obtaining sign-off and recognizing team achievements.

* Provide accurate and timely documentation and reporting as needed

* Adhere to company policies and procedures

* Manage and participate in the due diligence process to include assessing needs, presenting options, creating budgets, PCA reports, and scoping/bidding so improvements can be quickly actioned.

* Perform regular needs-assessments and audits on properties within portfolio

* Comprehensive professional scope writing for all types of projects associated with multi-family properties

THE QUALIFICATIONS

* Knowledge of general construction, carpentry, waterproofing, coatings, building envelope, roofing, concrete, asphalt, plumbing, electrical, drainage, pools, etc.

* Demonstrates leadership skills, honesty, integrity, ownership, sense of urgency and prudent cost management

* Experience in corporate level capital improvement project management, or with a General Contractor

* Excellent team management and communication skills

* Ability to effectively prioritize, execute tasks, and handle a range of projects simultaneously within a high-pressure environment

* Self-starter with ability to think independently and work autonomously when necessary and a strong desire to succeed among fellow professionals

* An enthusiastic and committed attitude, flexible problem-solver, open to participate and promote change within the organization

* Possesses strong administrative and organizational skills to include self-motivation

* Computer literacy (Microsoft Word, Excel, Outlook, Adobe/Bluebeam, PowerPoint)

* Business mathematical and analytical skills

Other preferred, but not required achievements:

* Bachelor's Degree: Construction Science, Engineering, or Project Management

* Trade School Certification(s)

* Project Management Professional Certification (PMP)

* Certified Construction Manager (CCM)

* Xactimate or similar estimating experience

* CAD or rendering experience

* Licensed drone operator

* Certified thermographer
