Job Type Full-timeDescriptionSUMMARY: In search of an individual who enjoys working in an intellectually challenging and fast-paced environment and willing to learn the ins-and-outs of commercial real estate finance. I expect for you to be challenged at this new position and work hard to execute tasks and eventually, provide and share great ideas of your own with the real estate team. This position can also turn into a rotational program, where after a certain time period, we may request you or ask you to move into a new role with the organization as job openings occur. ESSENTIAL DUTIES:
  • Perform and master lease analysis process with (i) new incoming tenants and (ii) renewals. Provide both quantitative and qualitative analyses for prospective deals. Perform credit checks on incoming new tenants.
  • Assist Director of finance with compliance related matters with commercial properties that are servicing a debt service. Support director of finance with reviewing term sheets to secure best loan terms with lenders.
  • Real estate market research such as analyzing comparable sales, rental figures, and market studies. Assist with discovering investment properties that meets company's investment criteria. Become proficient with CoStar, a commercial real estate premier research website.
  • Complete quarterly rent roll update and vacancy report
  • Real estate financial planning and analysis (FP&A) research on publicly traded real estate companies. Perform FP&A research on oil & gas exploration companies, and share acquisition related information such as nature of assets, P/L performance, debt load, and debt maturity dates. Produce a monthly report and present it to management for both, real estate and oil & gas exploration. Become proficient with S&P Capital IQ, a stock exchange-oriented research site.
  • Perform regular internal FP&A research and present revenue-increasing and cost-saving initiatives to real estate team.
  • Learn and perform build-to-suit or acquisition development pro formas for properties valued under $5 MM.
  • Other Duties as Required
SEASONAL RESPONSIBILITIES
  • September ~ November: Manage/support real estate department's budgeting process, identifying and accurately projecting upcoming years' revenue and expense figures. Become proficient with YARDI software.
  • February ~ April: Coordinate with real estate accounting department and perform annual operating expense reconciliations by end of April.
  • Assist with county appraisal evaluations and protest process (March ~ July).
RequirementsEDUCATION:Bachelor's degree in Finance or related fieldMaster's degree in Finance or MBA in Finance Concentration preferredEXPERIENCE:Must have 1 to 2 years' relevant finance experience preferably in the Real Estate industry.LOCATION:Killam Development., Ltd is located in Laredo, Texas; this is an in-office position based at our office in Laredo, all applicants will be required to relocate.SKILLS: Must have the following skills and/or abilities:
  • Working knowledge of capital markets.
  • Ability to read through offering memorandum and extract critical information.
  • Experience with Financial Modeling Software
  • Able to work in a fast-paced business climate with the ability to capture and process information quickly.
  • Detail oriented and organized.
  • Strong communication and analytical skills.
  • Solid problem solving and decision-making skills.
  • Proficiency in use of computers for business applications.
LICENSES/CERTIFICATIONS: Must have a current valid driver's license and a satisfactory driving record. PHYSICAL REQUIREMENTS:Must be able to perform the following physical activity on a frequent to constant basis:
  • Sit for long periods of time.
  • Lift 10-20 lbs. of files, plans, office supplies, or similar items.
  • Constantly uses fingers and hands when dialing/answering the telephone and operating a computer or other office machinery, such as a copy machine, scanner, and computer printer.
  • Ability to hear average or normal conversations and receive ordinary information through verbal communications in person or detect objects in and around job site over the telephone.
  • Average, ordinary visual acuity necessary to prepare or inspect documents; operate a computer or other office machinery; or.
  • Walk short distances on slippery, even, and/or uneven surfaces.
  • Stand, bend, stoop, kneel, crouch, twist, turn, or crawl.
WORKING CONDITIONS:
  • Majority of work is performed in an office atmosphere located inside a building with no hazardous or significantly unpleasant conditions.
  • May require infrequent job site visits involve performing work in outdoor weather conditions with exposure to extreme cold, heat, and noise depending upon project site.
  • May travel locally during the workday.
